Job Description Part-Time Maintenance Technician / Handyman Position Summary The condominium association is seeking a reliable, skilled, and self-motivated part-time Maintenance Technician/Handyman to help maintain a 97-unit condominium property originally built in the 1960s. This position is responsible for completing routine maintenance tasks, responding to maintenance issues, identifying potential problems, and helping the Board keep the property safe, functional, and well-maintained. The ideal candidate will have strong time management skills, the ability to work independently, and the judgment to know when a repair can be handled directly and when a licensed contractor should be recommended. This role requires someone dependable, organized, and willing to respond to emergency maintenance situations when needed. Work Schedule This is a part-time position with flexible scheduling. Workdays may vary based on property needs, but scheduled work should begin no earlier than 8:00 AM unless there is an emergency or prior approval from the Board. Some emergency availability is required for urgent maintenance issues that may arise outside of normal scheduled hours. Duties and Responsibilities The Maintenance Technician/Handyman will be responsible for completing assigned maintenance tasks across the property, including weekly, monthly, quarterly, and annual responsibilities as established by the Board or property maintenance schedule. Primary responsibilities include: • Complete routine inspections and maintenance tasks according to the approved maintenance schedule., • Follow established rules, procedures, and task rotations for recurring weekly, monthly, quarterly, and annual duties., • Identify maintenance needs, safety concerns, or property issues and report them to the Board in a timely manner., • Make practical repair recommendations when problems are found., • Perform minor repairs and general maintenance work when appropriate and within the individual’s skill level, licensing, and insurance coverage., • Recommend new recurring tasks to the Board when additional maintenance items should be added to the regular rotation., • Assist the Board by locating qualified contractors and obtaining bids for work that requires outside service., • Submit a bid to complete repair work directly when the work is appropriate for the Maintenance Technician/Handyman to perform., • Keep common areas, utility spaces, exterior areas, and shared property features in good working condition., • Communicate clearly with the Board regarding completed work, pending issues, supply needs, contractor recommendations, and larger maintenance concerns., • Maintain accurate records of work completed, time spent, materials used, and issues discovered., • Respond to emergency maintenance situations when available and appropriate. This position may include, but is not limited to: • Inspecting common areas, hallways, stairwells, storage areas, garages, basements, and exterior grounds., • Checking lighting in common areas and replacing bulbs or fixtures when appropriate., • Inspecting doors, locks, gates, railings, and other shared building components., • Performing minor drywall, painting, caulking, patching, or carpentry repairs., • Monitoring drains, gutters, downspouts, and other water-related concerns., • Reporting plumbing, electrical, roofing, structural, drainage, or safety issues to the Board., • Assisting with seasonal maintenance needs., • Coordinating or recommending contractor work for larger repairs. Preferred qualifications include: • Prior handyman, maintenance, facilities, construction, or property maintenance experience., • Experience working with older buildings is strongly preferred., • Ability to perform general repairs safely and correctly., • Strong time management and organizational skills., • Ability to work independently without constant supervision., • Good judgment in determining when to complete work directly and when to recommend a contractor., • Clear communication skills and the ability to provide written updates to the Board., • Ability to obtain contractor bids and compare repair options when requested., • Must be dependable, professional, and respectful of residents and property., • Must have reliable transportation and access to appropriate tools., • Licensed and bonded preferred., • Proof of insurance may be required. This position may require the ability to: • Walk the property, including stairs, basements, garages, and exterior areas., • Lift and carry maintenance materials or equipment., • Bend, kneel, climb ladders, and work in mechanical or utility areas as needed., • Work indoors and outdoors in varying weather conditions. The Maintenance Technician/Handyman must be willing to respond to emergency maintenance situations when needed. Emergency issues may include water leaks, storm damage, access issues, safety hazards, or other urgent problems affecting the property or residents. The individual is not expected to perform work outside of their qualifications, licensing, or insurance coverage. When an emergency requires a specialized contractor, the Maintenance Technician/Handyman should help notify the Board, assess the situation when possible, and assist with contractor coordination as directed. Reporting and Communication The Maintenance Technician/Handyman will report directly to the Condominium Board or its designated representative. Regular communication is expected regarding: • Completed maintenance tasks., • Problems discovered during inspections., • Recommended repairs or improvements., • Contractor bids or outside service needs., • Supplies, materials, or tools needed., • Emergency maintenance concerns. The ideal candidate is someone who takes pride in maintaining a property, notices issues before they become larger problems, communicates clearly, and manages their time well. This person should be comfortable working in a part-time role with flexible scheduling, while remaining dependable and responsive when urgent issues arise. Because this is an older 97-unit condominium property, the Board is looking for someone who understands the importance of preventative maintenance, careful inspection, and practical repair planning.
