ABOUT THE COMPANY ArtHaus Partners is setting a new benchmark for workforce housing. Our innovative approach to multifamily development creates beautiful, well-appointed apartments at an attainable price point. We develop, manage, and operate a portfolio of 4,000 units — including 1,700 in development across 60 buildings representing $800M in real estate assets. The ArtHaus team includes 40 real estate development, construction, asset management, and investment professionals with over 20 years of Bay Area operating history. ArtHaus serves the "missing middle" segment of workforce housing — people earning 80–120% of area median income — and has recently expanded into student housing to address this adjacent underserved market. ABOUT THE ROLE The Accounting Manager is a hands-on, execution-focused role that supports the full accounting lifecycle across ArtHaus Properties (the property management OpCo) and ArtHaus Partners (the investment, development, and advisory platform). Both businesses share a single accounting infrastructure, and this person is responsible for keeping that infrastructure running with precision day-to-day. This role is structured around four accounting verticals: corporate/OpCo accounting, property-level accounting, project/development accounting, and fund accounting. At this level, the Accounting Manager directly owns corporate and OpCo accounting operations, provides technical support across property-level accounting, and gains working exposure to development and fund accounting under the direction of the Controller. It is a deliberate growth role: the expectation is that a high performer expands their ownership across all four verticals over time and is positioned for advancement to Director of Finance & Accounting. KEY RESPONSIBILITIES Accounting Operations This role supports the full accounting lifecycle across four verticals, with direct ownership concentrated in corporate and OpCo accounting: Corporate & OpCo Accounting — Primary Ownership • Own the full monthly, quarterly, and annual close process for ArtHaus Properties (OpCo) and ArtHaus Partners corporate entities, targeting the 10-business-day monthly close cycle., • Prepare and post all month-end journal entries; reconcile balance sheet accounts including bank accounts, prepaid expenses, accruals, intercompany balances, security deposits, and management fee receivables., • Maintain the general ledger in Yardi Voyager 8; ensure the chart of accounts is accurate, consistently applied, and properly mapped across all entities., • Prepare management fee calculations and intercompany billing entries in coordination with the Controller; support intercompany elimination schedules., • Prepare consolidated and entity-level financial statements for internal and external parties; provide variance commentary to the Controller., • Support audit readiness and GAAP compliance; assist the Controller with audit-related deliverables, external CPA coordination (including Novogradac), and year-end tax support. Property-Level Accounting — Technical Support & Review The Accounting Manager does not directly execute property-level accounting — that work is performed by the property management team. However, this role must be technically fluent in property accounting in order to review work product, identify discrepancies, and support the Controller in resolving issues as they surface in the corporate books. • Review property-level sub-ledger activity in Yardi and ensure it reconciles accurately to the corporate GL each month., • Support owner distribution calculations: validate property-level net operating figures, reconcile to property bank accounts, and process monthly distributions to property LLCs in coordination with the Controller., • Identify and escalate ledger discrepancies, dual-billing errors, and charge schedule issues to the Controller; assist in root-cause resolution with the property management team., • Support delinquency reporting integrity: ensure AR aging reports and Canopy delinquency registers are reconciled to Yardi; flag systemic errors for correction., • Assist the Controller on ad-hoc property accounting questions — lease charge audits, security deposit dispositions, RUBS/sub-metering reconciliation — as they arise. Project & Development Accounting — Exposure & Support At this level, the Accounting Manager gains working exposure to development accounting and supports the Controller on project-level tasks. • Assist with processing and reconciling construction draw requests; ensure costs are coded to the correct project, cost category, and entity., • Support development budget tracking: post project-level journal entries, reconcile cost basis schedules, and flag variances for Controller review., • Assist with lender compliance deliverables — draw packages, loan covenant schedules, and required financial reporting — under the direction of the Controller. Fund Accounting — Foundational Exposure Fund accounting is handled primarily at the Controller level. The Accounting Manager begins building foundational literacy in this vertical to support career progression. • Assist with capital call and distribution tracking; ensure cash movements are accurately recorded across fund and operating entities., • Support K-1 preparation and LP/GP allocation schedules in coordination with Novogradac and the Controller., • Maintain investor reporting data integrity in Juniper Square; assist with quarterly and annual investor reporting packages under Controller direction. Payroll & HR Accounting • Process bi-weekly and semi-monthly payroll for all employees across multiple entities using Rippling and ADP TotalSource; coordinate with HR on all employee lifecycle events., • Review and verify timesheets from Property Managers, Maintenance Technicians, and field staff prior to each payroll run., • Reconcile payroll registers to general ledger entries each period; process all employee changes with Controller oversight., • Process employee expense reimbursements; assist with benefits administration in coordination with relevant vendors., • Maintain payroll compliance with California wage and hour law: overtime calculations, meal/rest period premiums, and final pay requirements. Treasury, AP & AR • Manage AP and AR workflows in coordination with accounting team members under the Controller's supervision; monitor for errors and identify automation opportunities., • Process and track vendor invoices across the portfolio (700+ invoices, 60+ vendors); enforce proper coding, approval workflow compliance, and timely payment in Yardi and Bill.com., • Review daily bank deposits for accuracy; follow up with internal teams and external parties on discrepancies and misapplied payments., • Monitor operating company expenditures for reasonableness and validity; escalate anomalies to the Controller., • Support DataRails FP&A consolidation and Juniper Square investor reporting by ensuring all underlying Yardi and QuickBooks data is reconciled and export-ready. Systems, Policy & Process • Serve as a Yardi Voyager 8 power user: chart of accounts configuration, charge codes, GL mappings, and standard reporting templates., • Support financial system operations across QuickBooks, DataRails, Bill.com, and Excel-based models; flag optimization opportunities to the Controller., • Maintain and improve accounting policies and procedures; document SOPs and keep them current as the portfolio and org structure evolve., • Take on ad-hoc projects as assigned by the Controller and members of the executive team. QUALIFICATIONS Required • 3–6 years of progressive accounting experience with meaningful exposure to real estate, property management, or multi-entity corporate accounting., • 3–6 years of experience leading, supervising, or mentoring accounting staff — AP coordinators, staff accountants, or bookkeepers — with a demonstrated ability to hold a small team accountable to deadlines and quality standards., • Strong command of full-cycle GL: journal entries, month-end close, balance sheet reconciliation, and financial statement preparation under GAAP., • Hands-on experience with Yardi Voyager, AppFolio, MRI, or comparable real estate accounting software., • Payroll processing experience in Rippling, ADP, or equivalent platform; California payroll compliance knowledge required., • Proficiency in Microsoft Excel — pivot tables, VLOOKUP/XLOOKUP, multi-entity reconciliation workbooks., • High attention to detail; ability to manage multiple concurrent deadlines across a growing portfolio and entity structure., • Bachelor's degree in Accounting, Finance, or a related field required. Strongly Preferred • Experience across more than one accounting vertical: property-level, development/construction, or fund/investment entity accounting., • Familiarity with LP/GP structures, capital call and distribution workflows, or K-1 preparation support., • Working knowledge of RUBS/sub-metered utility billing reconciliation., • Experience with QuickBooks, Bill.com, DataRails, or Juniper Square., • CPA, CMA, or active candidacy a plus — not required at this level., • Comfort scaling with a fast-growing organization: evolving systems, new entity structures, and expanding portfolio scope.
