Job Description MSS is a private, nonprofit agency that has been serving adults with disabilities for over 70 years. We operate program centers throughout the Twin Cities area and provide community employment and day support services for adults with disabilities. The Maintenance Assistant is responsible for assisting the Maintenance Supervisor with the safe and efficient operation of all buildings owned or leased by the agency. Assists with maintenance on mechanical, electrical, and plumbing systems as needed. The Maintenance Assistant is also responsible for ensuring that buildings and grounds are well maintained. Responsibilities: • Work in collaboration with the Maintenance Supervisor to ensure repair needs are reported and resolved., • Maintain and assist in the repair of all electrical, mechanical, and plumbing systems., • Supplement lawn care vendor by edging, watering, and trimming of trees and bushes., • Keep sidewalks clear of snow and ice. Responsible for snow removal on sidewalks., • Some light administrative responsibilities which may include ordering supplies, restocking supplies, and trash removal as needed., • Open/Close buildings as assigned., • Monitor buildings to ensure they meet safety standards. Be proactive in identifying, reporting, and correcting safety related issues., • Provide assistance for building maintenance on weekends if needed. These tasks may include painting, stripping and waxing floors, roof snow removal, etc. The ideal candidate will have one year of maintenance experience to include basic electrical and plumbing experience. Must be willing to work 8am to 4:30pm and be available as early as 7am in the event snow removal is needed. Must be able to frequently climb, bend, stoop, twist, and lift up to 50 pounds. Must be able to competently operate basic tools and janitorial equipment. Must have a valid driver’s license and meet standards set by MSS and our insurance company to drive an agency vehicle. The ideal candidate can perform general and preventative maintenance and building repairs. Duties include, but are not limited to apartment turns, basic carpentry, drywall, plumbing, electrical, HVAC, appliance repair, and painting. Key Responsibilities • Perform routine and preventive building systems maintenance, • Troubleshoot and repair appliances, HVAC systems, plumbing and electrical, • Complete drywall repairs, painting, and general carpentry as needed, • Respond to and complete maintenance service requests, document the status of each request and ensure that appropriate follow-through occurs, • Perform repairs on air conditioner, heating units, and refrigeration units (use of refrigerant recovery equipment requires proper certification), • Replace apartment locks on rental apartments as necessary and on all recently unoccupied units, outside doors, and outbuildings to ensure security of the community, • Servicing residents in a friendly, customer service-oriented manner, • Ensure compliance with safety standards, building codes, and company policies, • Maintain tools, equipment, and work areas in a clean and safe condition, • Assist with vendor coordination and oversight of contracted work as needed, • Complete apartment turns, ensuring units are ready for new residents, • Maintenance or repair experience, preferably in property management, • Must hold a Certified Pool Operator (CPO) Certification, • A special Boiler's license is preferred but not required., • HVAC certification is preferred but not required, • Must have a valid US driver's license, • Must be able to lift up to 75 pounds on occasion, • Must be able to pass a criminal background check, • Excellent organizational and time management skills, • Must be able to handle confidential information, • Available for after-hour emergencies as needed (on-call rotation) Hourly wage will be based on skills and previous work experience.
