Position Summary Are you a driven relationship builder with a knack for sales and a passion for delivering spotless results? We're looking for a highly motivated Account Manager to join our growing commercial janitorial services team. In this dynamic hybrid role, you'll serve as the trusted advisor and primary point of contact for a diverse portfolio of clients—including office buildings, medical facilities, industrial sites, and more—while actively driving revenue growth through proactive new business development and upselling premium cleaning solutions. What You'll Do (and Love Doing): • Build and strengthen lasting relationships with key decision-makers at existing accounts, ensuring exceptional service delivery, high satisfaction, and seamless operations., • Identify opportunities to expand services within your portfolio—introducing specialized cleaning programs, sustainable options, add-on services, and more—to grow revenue organically., • Hunt for and close new commercial cleaning contracts: prospect strategically, conduct site assessments, present tailored proposals, negotiate terms, and win new business that fuels company growth., • Act as the go-to expert on commercial cleaning best practices, helping clients maintain safe, healthy, and impressive facilities., • Varied & Rewarding Work — No two days are the same: blend client relationship management, consultative selling, and new business hunting for maximum impact and variety., • Hybrid Flexibility — Enjoy a mix of field visits, client meetings, and remote/office work that supports work-life balance., • Uncapped Earning Potential — Competitive base salary plus performance-based commissions tied directly to your success in retaining, expanding, and acquiring accounts., • Growth-Focused Culture — Join a supportive, results-driven team that values initiative, provides ongoing training, and rewards top performers with advancement opportunities., • Proven experience in account management, sales, or business development in commercial services, facility management, janitorial, or a related field., • Strong understanding of commercial cleaning operations, industry standards, and client needs., • Excellent communication, negotiation, and relationship-building skills with the confidence to engage executives and facility managers., • Self-motivated hunter mindset combined with a consultative, service-oriented approach. Key Responsibilities Account Management & Operations (55% of role) • Act as the single point of contact for assigned accounts, • Conduct regular on-site quality inspections and audits to ensure cleaning standards, safety protocols, and client expectations are exceeded, • Coordinate with cleaning teams; manage expectations, and performance, • Manage daily operations including walk through meeting with customers, • Respond promptly to client concerns, emergencies, and service requests (including after-hours support as needed), • Identify upsell and cross-sell opportunities within existing accounts (e.g., floor care, window cleaning, day porters, landscaping), • Prepare and present monthly/quarterly performance reports, KPIs, and cost-saving recommendations to clients, • Ensure compliance with all safety, OSHA, and company policies New Business Development & Sales (45% of role) • Prospect, qualify, and close new commercial cleaning contracts through cold calls, networking, referrals, site visits, and RFPs, • Build and maintain a robust sales pipeline of office buildings, property management companies, HOAs, medical offices, warehouses, and other target clients, • Conduct facility walkthroughs, develop customized cleaning proposals, and deliver professional presentations, • Negotiate contracts, pricing, and service level agreements, • Collaborate with the operations team on bids and specifications, • Achieve or exceed monthly/quarterly new revenue and retention targets, • Leverage existing client relationships for referrals and testimonials Qualifications & Requirements Required: • 3+ years of experience in commercial janitorial services, facilities management, or contract cleaning, • Proven track record in account management and B2B sales (hybrid experience strongly preferred), • Strong understanding of commercial cleaning operations, quality control, and floor-care programs, • Excellent verbal and written communication skills; ability to build trust at all levels (from building managers to C-suite), • Highly organized with strong time-management and problem-solving skills, • Valid driver’s license and reliable transportation (company vehicle or mileage reimbursement may be provided), • Proficiency in Microsoft Office (Teams, Word, Excel, Outlook) and CRM software, • Bilingual (English/Spanish) a plus, • Bachelor's degree or equivalent experience a plus.
