Job Description Bloom at Kessler is looking for a Maintenance Director with HVAC Certification PRIMARY DUTY Plans, directs, and controls the overall maintenance of the community building and grounds and coordinates the activities of maintenance/housekeeping associates. ESSENTIAL JOB FUNCTIONS include the following. Other duties may be assigned. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. • Trains and oversees maintenance staff on proper safety procedures, etc. to ensure quality standards and service., • Maintains equipment and parts inventories, and keeps inventory records., • Records type and costs of maintenance or repair work., • Performs routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate. Activities include maintenance of machines/equipment, painting and refurbishing of resident rooms and general handyman activities., • Repairs or replaces defective equipment parts, using hand tools and power tools., • Inspects drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions. Cleans and lubricates shafts, bearings, gears, and other parts of machinery., • Performs and/or outsources electrical and plumbing work within industry regulations and guidelines., • Diagnoses mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary., • Dismantles devices to access and remove defective parts, using hand tools, and power tools., • Performs preparatory work for maintenance activities, including gathering equipment, materials, and supplies, loading and unloading materials, and laying out materials and equipment for projects., • Performs and/or outsources a variety of routine physical labor tasks, including pulling weeds, picking up litter, raking leaves and debris, planting, replacing light bulbs, and moving furniture., • Performs cleanup at the end of the day or when the job is completed, including picking up tools, spills, and debris cleaning work areas and performing touch up work as needed., • Sets up meeting areas for meetings and events, or delegates duty as necessary., • Assists with safety training as necessary. Coordinates community safety program as directed., • On-call and Weekend Manager duties may be required as directed by the Executive Director., • Reports any issues or problems that may arise to the Executive Director., • Complies with state, federal, and all other applicable health care and safety standards., • Assists families and other visitors as needed., • Attends in-services and other required meetings., • Oversees the activities of all Maintenance/Housekeeping associates, as necessary. Indirectly supervises all other associates as a Department Head., • High school diploma or equivalent., • Minimum of 3 years of previous experience in a maintenance position; or an equivalent combination of education and experience., • If responsible for driving, must have valid driver’s license and a clean driving record., • Reading Ability - Able to read and interpret written information, such as safety rules, operating and maintenance instructions and procedure manuals., • Written Communication - Able to write clearly and informatively., • Verbal Communication - Able to talk to others to convey information effectively., • Reasoning Ability - Able to apply common sense understanding to carry out detailed written or oral instructions., • English Language - Knowledge of the structure and content of the English language., • Math Ability - Knowledge of arithmetic and its applications. Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals., • Management of Personnel Resources - Motivating, developing, and directing people as they work, identifying the best people for the job., • Customer and Personal Service - Knowledge of principles for providing customer and personal services. This includes meeting quality standards for services and evaluation of customer satisfaction., • Building & Construction - Knowledge of the materials, methods and tools involved in the repair of buildings and structures., • Mechanical - Knowledge of machines and tools, including their designs, uses, repair and maintenance., • Troubleshooting & Repairing - Determining the causes of operating errors and deciding what to do about it., • Manual Dexterity - The ability to move the hands with skill and coordination, grasp, manipulate or assemble objects., • Organizational Support - Follows company policies and procedures., • Adaptability - Adapts to changes in the work environment; changes approach or method to best fit the situation; Able to deal with frequent changes, delays, or unexpected events., • Planning/Organizing - Prioritizes and plans work activities; advises for additional resources if needed., • Attendance/Punctuality - Arrives to work/meetings on time, ensures work responsibilities are covered when absent., • Dependability - Completes tasks accurately and on time or notifies appropriate person with an alternate plan., • Word processing and spreadsheet software, • The associate is frequently required to wear protective clothing., • The associate may be required to work outdoors in all weather conditions and with exposure to traffic and potentially hazardous conditions., • The associate may be exposed to dust, fumes or toxic chemicals., • While performing the duties of this job, the associate is frequently required to talk or hear, stand, walk, sit, stoop, kneel or crouch, use hands to use hands to grasp, manipulate or feel objects and reach with hands and arms. The associate is occasionally required to smell. The associate must possess strength, stamina and mobility to perform heavy physical work., • The associate must regularly lift and/or move up to 40 pounds and occasionally lift and/or move up to 50 pounds without assistance. Associate occasionally must lift up to 100 pounds with assistance., • Specific vision abilities required by this job include close vision, distance vision, color discrimination, peripheral vision, depth perception, and the ability to adjust focus.
