Job Description CAM / Building Maintenance Pay: $55,569.25 - $65,900.61 per year Job description: Overview We are seeking a dynamic and highly organized Building Maintenance Engineer to oversee the daily operations, maintenance, and safety of our facility. This role is vital in ensuring that the building functions efficiently, remains compliant with safety standards, and provides a comfortable environment for all occupants. The ideal candidate will possess strong management skills, technical knowledge of mechanical and electrical systems, and experience supervising vendors. In addition to Building Maintenance, this role will have limited CAM responsibilities. Maintenance Duties • Responsible for the day-to-day maintenance, repair, and upkeep of buildings and property. This role ensures that facilities are safe, functional, clean, and well-maintained through a combination of preventative maintenance, repairs, and hands-on problem solving. The position requires a versatile, self-motivated individual with experience across multiple trades and a strong attention to detail., • Perform general building maintenance and repairs to ensure facilities remain in good working order, • Conduct routine HVAC maintenance, troubleshooting, and basic repairs (filters, belts, minor component replacement, coordination with vendors as needed), • Serve as Builder Superintendent for construction or renovation projects, including oversight of work quality, timelines, and coordination with contractors, • Provide light plumbing services such as fixing leaks, replacing fixtures, clearing minor clogs, and basic pipe repairs, • Perform light electrical work, including replacing outlets, switches, lighting fixtures, and bulbs (where permitted), • Deliver handyman services such as drywall repair, painting, door and lock repairs, carpentry, and minor structural fixes, • Complete light janitorial duties including trash removal, common-area cleaning, and maintaining overall cleanliness standards, • Conduct routine inspections of buildings, equipment, and grounds to identify maintenance needs and safety concerns, • Respond promptly to maintenance requests and emergency repair situations, • Maintain tools, equipment, and maintenance supplies in an organized and safe manner, • Ensure compliance with safety regulations, building codes, and company policies, • Coordinate with external vendors and contractors when specialized services are required, • Keep accurate records of maintenance activities, repairs, and inspections CAM Duties Community Association Manager (CAM) oversees the daily operations of a homeowner’s association, serving as the primary liaison between the board and residents. Manage vendors, maintenance, budgets, financial reporting, compliance with governing documents, and support board meetings while ensuring the community remains well-maintained, financially stable, and effectively governed. Limited Portfolio Management • Requirements Strong knowledge of HOA governing documents, bylaws, CC&Rs, and applicable state/local regulations., • Experience in budgeting, financial reporting, reserve planning, and assessment collection., • Vendor management and contract negotiation experience., • Excellent communication skills (written and verbal) with the ability to work effectively with boards, homeowners, and vendors., • Conflict resolution and problem-solving skills., • Organizational and project management abilities with strong attention to detail., • Proficiency in property management software and Microsoft Office Suite., • Ability to attend evening board meetings and respond to occasional after-hours issues., • Strong leadership skills with a customer-service-oriented mindset., • Proven experience in building maintenance, facilities management, or a similar role, • Working knowledge of HVAC systems, plumbing, carpentry, and general repair work, • Experience serving as a builder superintendent or overseeing construction/renovation projects preferred, • Ability to perform physical labor, including lifting, climbing ladders, and working in varied conditions, • Strong problem-solving skills and attention to detail, • Ability to work independently with minimal supervision, • Excellent time management and organizational skills Benefits: • 401(k), • Dental insurance, • Health insurance, • Paid time off Please forward all responses to Edward Zlaty at: Company DescriptionWe are hiring A COMMUNITY ASSOCIATION MANAGER now!
