Job Description JOB OVERVIEW The Maintenance Director is a key leader responsible for the overall integrity, safety, and presentation of our campus. This role ensures that all building systems, grounds, and residences are impeccably maintained to support a refined, resort-style active adult living experience. Combining hands-on expertise with thoughtful leadership, the Maintenance Director oversees maintenance and housekeeping operations, partners closely with community leadership, and ensures compliance with all applicable state and federal regulations, including Title 22 for our Varenna and Villa Capri properties. This position is ideal for a professional who values excellence, takes pride in craftsmanship, and understands that a beautifully maintained environment directly enhances resident satisfaction and quality of life. Salary: $93,000 - $98,000 / year Schedule: Sunday - Thursday Key Responsibilities • Provide direct supervision, coaching, and performance oversight for maintenance and housekeeping team members in accordance with Title 22 supervision requirements., • Establish clear expectations and foster a culture rooted in hospitality, accountability, professionalism, teamwork, and efficiency., • Ensure staff receive appropriate training and ongoing development related to safety, maintenance practices, and regulatory compliance., • Delegate tasks effectively while remaining actively engaged in daily operations., • Oversee all daily maintenance functions, including service requests, apartment turns, preventive maintenance programs, and landscaping., • Perform hands-on maintenance work as needed, including minor electrical, plumbing, carpentry, painting, and appliance repair, within the scope permitted by regulation., • Ensure apartment turns are completed on schedule to support occupancy and marketing timelines., • Develop and maintain preventive maintenance schedules to protect assets and extend the life of building systems and equipment., • Coordinate and supervise third-party vendors to ensure work is completed safely, efficiently, and to quality standards., • Respond to emergency maintenance situations outside of regular business hours, including evenings, weekends, and holidays, for assigned properties as operational needs require. The Maintenance Director may need to respond to urgent maintenance, safety, and building system issues after hours. As a result, the Maintenance Director, in rotation with the maintenance assistants, needs to be able to arrive onsite within one hour., • Ensure the community complies with all applicable local, state, and federal regulations, including Title 22 requirements and OSHA safety standards., • Maintain a safe environment for residents, staff, and visitors through regular inspections and prompt resolution of hazards., • Support emergency preparedness procedures and ensure building systems are operational and compliant., • Order supplies, manage inventory, and oversee tools, equipment, and capital assets., • Maintain accurate records related to maintenance activities, inspections, and vendor services using maintenance management software., • Collaborate with community leadership to develop maintenance procedures, budgets, and long-term property improvement plans., • Other duties as assigned. Experience & Qualifications • Minimum of three (3) years of leadership experience in property maintenance or a related field., • Strong working knowledge of building systems, including electrical, plumbing, HVAC, and mechanical systems., • Experience coordinating and managing vendors with a focus on quality, accountability, and cost control., • Proficiency with computers and the ability to learn and utilize maintenance management software., • Excellent leadership, communication, organization, and problem-solving skills., • Ability to pass required background screening in accordance with state regulations. Physical Requirements • Ability to lift and/or move items weighing up to 75 pounds., • Ability to stand, walk, bend, kneel, stoop, crouch, crawl, and climb throughout the workday., • Ability to access residences and work areas on first and second levels of the community.
