Job Description Maintenance Manager Donate 2 Impact\Thrift Giant maintenance manager oversee the facilities and grounds of all Donate 2 Impact and Thrift Giant locations to ensure they are in good operating condition and remain aesthetically pleasing. This will include overseeing and managing all needed repairs, negotiating with contractors and other outside vendors, repair work and maintenance. This is accomplished by performing a variety of skilled maintenance duties, planning, coordinating remodeling, scheduling, monitoring, and evaluating the work of maintenance employee(s) and third-party contractors performing general maintenance and repair of the Donate 2 Impact and Thrift Giant facilities for excellence. The manager is responsible for ensuring the facilities are safe, up to code, and fully operational. The facilities manager will also be responsible for all maintenance, repairs and training new maintenance employees when needed. The Maintenance Manager will maintain a powerful relationship with our Donate 2 Impact Logistics and Warehouse Manager and Director of Stores to insure the excellence of our buildings and grounds. Responsibilities: • Supervise the Maintenance Technicians and work with their scheduling and payroll., • Assesses the condition of the Donate 2 Impact and Thrift Giant facilities on a regular basis and takes proactive and reactive action as required., • Design maintenance procedures., • Inspect buildings’ structures to determine the need for repairs or renovations., • Performs basic diagnostic and repair functions in the areas of mechanical, electrical, plumbing, HVAC, commercial construction, drywall, flooring, millwork, paint, finishes, etc., • Coordinate all maintenance issues and schedules., • Makes recommendations regarding long-term planning and budgeting associated with facilities maintenance and/or repair., • Research, plans, performs and/or coordinates any building renovation/remodeling projects., • Manage all contractors and negotiate the cost, scope, and timeline for the work needed., • Monitors the work of vendors and subordinates to ensure quality of work., • Get multiple bids then negotiate bids and contracts for third party workers., • Present a budget and multiple bids to COO, as well as a detailed explanation of the proposed work., • Travel to multiple locations in the DFW area., • Coordinate the work with store managers, maintenance staff and contractors, ensuring that business operations are not disturbed without prior authorization from COO., • Responsible for the electrical, plumbing, fire and HVAC systems being in working order., • Conducts and documents regular facilities inspections of all building and utility systems to stay in accordance with regulations., • Maintain a detailed log of all maintenance and repairs performed at each location., • Maintain a safe work environment for all employees., • Ensure all processes and compliance programs are met., • Manage maintenance of grounds., • Review utilities consumption and strive to minimize costs., • Oversees building and grounds maintenance., • Operates and maintains custodial functions., • Oversees and supervises the quality of work for other employees to ensure that all tasks are performed correctly, efficiently, and effectively., • Recommends maintenance, mechanical, electrical, and facility design modifications., • Ensures security and emergency preparedness procedures are implemented properly., • Oversees all purchasing functions associated with facility maintenance to ensure compliance with state and local regulations, ordinances, and policies., • Establishes, monitors, and maintains records for preventative maintenance programs for all facilities., • Provides technical guidance and develops specifications for supplies, parts, equipment, and services requested of contractors., • Procures needed parts for minor in-house repairs., • Assists in writing specifications of facilities related contracts, repairs, refurbishments, and special projects., • Maintains files of warranties, records, licenses, inspections, service agreements, and contracts., • Assist in managing service contracts, purchase orders, and invoices for all facilities related expenditures., • Manager overall maintenance process, from installation to repairs., • Maintains the inventory, storage, and distribution of equipment., • Provides recommendations for purchases of new equipment or maintenance needs., • Collaborates with other appropriate management staff to prepare and implement budget. • Conducts performance evaluations that are timely and constructive, • Performs other duties as assigned. Minimum Qualifications: • Necessary Knowledge, Abilities and Skills thorough working knowledge of mechanical, electrical, HVAC, plumbing, and carpentry operations of commercial buildings., • Thorough working knowledge of methods used in maintenance and building repair, including basic knowledge of uniform code books, electrical wiring, plumbing, and carpentry., • Knowledge of applicable local, state, and federal laws, codes, regulations, and ordinances., • Knowledge of work safety policies, procedures, and practices., • Ability to read and interpret construction drawings., • Ability to meet deadlines and work well with all levels of employees. Qualifications/Skills: • Closing skills, • Strong project management skills, • Communication skills, • Decision making, • Problem solving, • Closing skills, • Leadership, • Professionalism Education and Experience Requirements: • Proven experience as facilities manager or relevant position, • Well-versed in technical/engineering operations and facilities management best practices, • Experience negotiating contracts and bids, • Excellent verbal and written communication skills, • Excellent organizational and leadership skills, • Good analytical/critical thinking, • 5 year’s building maintenance experience, • Trade school certificate, Mechanical, Electrical or Plumbing training, or College degree in business, engineering, construction management or related field preferred, • High school diploma or equivalent, • Valid TX driver’s license and a good driving record Physical Requirements: • Prolonged periods standing and moving., • Must be able to lift up to 50 pounds at times., • Must be able to access and navigate all areas of the facilities., • Must be able to access all parts of the company equipment.
