The Opportunity We are seeking an experienced Project Manager to lead the delivery of a high-profile office-to-residential conversion project at Angel Gate, Islington, London. This exciting £18.2m scheme involves transforming existing office accommodation into 115 modern apartments over a 2-year programme. Success in this role could lead to involvement in potential further phases, subject to planning permissions. This is a hands-on, site-based leadership position where you will oversee all aspects of the project from pre-construction through to handover, ensuring it is delivered on time, within budget, to the highest quality standards, and in full compliance with regulations. Key Responsibilities • Lead the full project lifecycle for the Angel Gate conversion, including planning, scheduling, resource allocation, cost control, and risk management., • Coordinate multidisciplinary teams, subcontractors, consultants, and stakeholders (including architects, engineers, local authorities, and clients)., • Monitor progress against programme, budget, and quality benchmarks; produce regular reports and forecasts., • Manage health & safety compliance, CDM regulations, and sustainability initiatives., • Drive value engineering, change control, and dispute resolution., • Ensure handover meets client expectations and supports defect-free completion., • Contribute to business development and potential future phases/extensions. Required Qualifications & Experience • Proven track record as a Project Manager in UK construction, ideally with experience delivering residential conversion projects, office-to-residential schemes, or similar refurbishment/redevelopment works (minimum 5–8+ years in project management)., • Experience managing projects valued £10m–£30m+, preferably in central London or urban environments., • Strong knowledge of UK building regulations, CDM 2015, planning processes, and health & safety best practices., • Degree (or equivalent) in Construction Management, Project Management, Civil/Structural Engineering, Building Surveying, or a related discipline., • Professional qualification/membership preferred (e.g., MCIOB, MRICS, APM PMQ/PRINCE2, or working towards chartership)., • Proficiency in project management software and Microsoft Office suite. Essential Skills & Attributes • Excellent leadership, communication, and stakeholder management skills., • Strong commercial acumen with proven ability to manage budgets, variations, and value engineering., • Organised, proactive, and solutions-focused approach to problem-solving., • Ability to work under pressure in a fast-paced site environment., • Full UK driving licence (desirable).
