Fit Out UK are a leading interior fit out contractor working across the Retail, Leisure, Commercial, Residential, and Banking sectors. We are currently seeking an experienced Contracts / Project Manager on a hybrid/remote basis to join our team. This role will focus on overseeing and managing our major banking projects, including new bank branch fit-outs, flagship banking halls, head office refurbishments, and high-security commercial banking environments. We have offices in London and Yorkshire, with occasional travel required to project sites across the UK. As the Contracts Manager, you will take overall responsibility for the successful delivery of specific banking projects from inception through to practical completion and handover. Reporting directly to the Workstream Manager, you will manage site managers, direct labour, and specialist sub-contractors while interfacing with internal stakeholders across cost management, M&E, procurement, design, transport & distribution, and other key departments. You will have full accountability for the delivery of projects in line with the agreed project implementation plan, client requirements, and Fit Out UK’s high standards. A strong focus on profitability, regulatory compliance, quality, security, and reputation is essential at all times, particularly given the highly regulated and security-sensitive nature of banking environments. Key Responsibilities • Attending internal management calls, client meetings, and design review meetings as required., • Scoping works with banking clients and their professional teams., • Briefing the cost manager on project requirements and supporting the procurement of specialist contractors and suppliers., • Arranging surveys, obtaining drawings, specifications, and security documentation during the pre-construction phase., • Supporting the cost manager in confirming provisional sums and cost plans., • Submitting and managing RFIs, technical queries, and design clarifications., • Establishing and maintaining a comprehensive project risk register, with particular attention to security, operational continuity, and regulatory risks., • Developing and maintaining detailed project programmes to ensure risks are mitigated and delivery remains on schedule., • Leading client and stakeholder meetings, including the production and distribution of accurate notes and minutes., • Engaging and managing site management teams and specialist sub-contractors experienced in banking/financial sector projects., • Ensuring all construction works comply with relevant Building Regulations, British Standards, banking security standards (e.g. LPS 1175, Secured by Design where applicable), and recognised best practice., • Managing and coordinating Building Control approvals, BREEAM (where required), and any specialist banking compliance certifications., • Obtaining all necessary permits, including those related to high-security environments., • Completing material take-offs and requisitioning via the company portal., • Producing and reviewing all relevant Health & Safety documentation, including RAMS, and ensuring approval prior to commencement on site., • Identifying, recording, and managing variations and change control., • Managing on-site works to ensure safe, secure, and high-quality delivery with minimal disruption to banking operations., • Providing regular progress and risk reports to the Workstream Manager and Cost Manager., • Managing project handover to the client, including phased handovers where required., • Collating and uploading all O&M manuals, as-built drawings, and documentation in accordance with the SLA and client requirements., • Preparing and submitting completion statements, Regulation 38 files, fire compliance reports, and any additional banking-specific compliance documentation., • Supporting the final account preparation and agreement process. The role will include any other duties deemed necessary by the Workstream Manager to ensure the successful and profitable delivery of the project. Qualifications / Skills / Experience • Strong working knowledge of the full Microsoft Office suite (Intermediate to Advanced level), • Basic to Intermediate experience with MS Project (or equivalent planning software), • Excellent communication and stakeholder management skills, particularly with senior banking clients and professional teams, • Minimum 5 years’ experience as a Contracts Manager or Senior Project Manager, • Previous experience delivering projects in the banking, financial services, or other highly regulated sectors is highly desirable, • Strong understanding of health & safety, quality management, and commercial control on major fit-out projects, • Knowledge of banking security standards and operational constraints would be a significant advantage If you are an experienced Contracts Manager with a proven track record in delivering major banking or high-security commercial projects and are looking for your next challenge, we would love to hear from you.
