Job DescriptionCommercial Senior Building Technician Reports to: Regional Property Manager Location: IndianapolisTypical workweek: 40 hours per week (schedule determined by supervisor)Salary range $60-$80K Full Benefits: Company vehicle, Medical, Dental, Vision, 401K, PTO, Holidays and more Position SummaryWe are seeking a highly skilled Commercial Lead/Senior Building Technician to maintain and operate mechanical, electrical, and plumbing systems within a commercial building. This role requires a proactive professional who can perform preventative maintenance, troubleshoot issues, and coordinate repairs to ensure the building remains fully functional. The ideal candidate will also engage with tenants and building occupants to address concerns, ensuring a positive experience. The ability to work independently and manage a team effectively is essential.Key Responsibilities • Leadership & Coordination:, • Prioritize and delegate maintenance tasks and work orders for the team., • Maintain open and timely communication with the Senior Real Estate Manager and Administrative Assistant regarding work orders and projects., • Update all required reporting spreadsheets related to ongoing projects., • Building Operations & Maintenance:, • Monitor and manage building systems operations and performance., • Perform complex preventive and corrective maintenance, including repairs and installations for electrical, mechanical, plumbing, and HVAC systems., • Operate, maintain, and troubleshoot building equipment, including life safety, lighting, temperature control, fire detection, and suppression systems., • Support the installation, maintenance, and repair of HVAC, electrical, and plumbing systems, including fire suppression., • Conduct inspections of fire alarms, HVAC, and plumbing systems to ensure optimal performance., • Maintain and repair building lighting systems, including element and ballast replacements., • Handle troubleshooting and minor repairs on locks and doors., • Facilities & Grounds Maintenance:, • Oversee all exterior grounds maintenance, including landscaping, snow removal, parking lot upkeep, and other outdoor areas as needed., • Perform repairs and general maintenance work across the facility, including painting, carpentry, and roofing., • Inspect and address unsafe or malfunctioning conditions within the building and grounds., • Safety & Compliance:, • Ensure compliance with OSHA safety standards., • Respond immediately to emergency situations and address maintenance needs promptly., • Complete all required safety training annually., • Tenant & Contractor Interaction:, • Engage professionally with tenants, visitors, customers, and contractors to ensure excellent service and support., • Ensure the building and common areas maintain a professional appearance.Required Skills & Qualifications, • Strong leadership and team management skills., • Excellent problem-solving and decision-making abilities., • Proficiency with technology, including smartphones, tablets, computers, and web-based applications., • Ability to work in a fast-paced environment and handle multiple tasks effectively., • Strong communication and organizational skills.Supervisory Responsibilities, • Supervise subcontractors and oversee day-to-day operations of the local maintenance team.Work Environment & Physical Demands, • Work in diverse commercial settings, including industrial, warehouse, and office environments., • Exposure to varying climate conditions, including extreme heat, cold, humidity, and confined locations., • Regular sitting, walking, bending, and lifting for prolonged periods., • Ability to lift up to 75 lbs and exert up to 20 lbs of force., • Must be able to climb ladders and work at heights as required.Education & Experience RequirementsRequired:, • Valid driver’s license, • High school diploma or equivalentPreferred:, • Trade school certification, • 7+ years of general maintenance experience in a commercial setting, • 2+ years of HVAC experience, • EPA Universal Refrigerant Handling License (preferred), • Knowledge of building codes and compliance standardsWork Schedule & Travel, • Typical workweek: 40 hours per week (schedule determined by supervisor)., • May require longer hours during peak times and seasonal extreme weather events.
