Job Description Job Title: Facilities Technician 4 Job Description The Facilities Manager supports day shift operations by performing preventive and corrective maintenance on facility equipment and building systems. This role maintains assets, responds to maintenance requests and emergencies, and ensures the facility remains safe, compliant, and fully operational. The technician works hands-on with electrical, HVAC, plumbing, and general building systems while documenting work and participating in ongoing technical and safety training. Responsibilities • Maintain facility assets and perform preventive maintenance on all facility-based equipment and machinery throughout the site., • Assist the operations team with the maintenance and repair of building systems and equipment., • Perform monthly preventive and predictive maintenance (PMs/PdMs) on equipment and machinery, ensuring minimal disruption to operations., • Complete minor plumbing repairs and support more complex plumbing and piping tasks as needed., • Respond effectively to all emergencies and take appropriate action to protect people, property, and operations., • Perform assigned facility inspections and due diligence activities, reporting on conditions that may impact satisfactory occupancy and operations., • Complete special tasks such as tenant service requests and general maintenance assignments in a timely and professional manner., • Comply with all safety procedures, maintain good housekeeping, and ensure safety of work areas at all times., • Recognize potential dangers and safety hazards and propose methods to eliminate or mitigate them., • Maintain compliance with applicable State, County, and City ordinances, codes, and laws., • Follow all policies for the safe storage, usage, and disposal of hazardous materials., • Participate in ongoing technical, safety, and operational process training programs to maintain and improve skills., • Maintain a clean and safe work environment, including immediate cleanup of work areas after tasks., • Document work performed, materials used, and parts procured as directed, including completion of written documentation and preventive task sheets., • Perform preventive maintenance on base building and critical system equipment, including assembling tools and supplies, executing tasks, cleaning work areas, and returning tools and materials to proper storage., • Report equipment problems, potential failures, and impending supply or material shortages to the appropriate leader., • Install and repair plumbing, piping, and tubing, including heat exchangers, valves, filters, hot water systems, and associated controls., • Replace bearings in various types of motors and replace seals on pumps as part of equipment maintenance., • Assist other mechanics and operators with major repairs and maintenance of building systems and equipment., • Maintain tools in good working order and order supplies as required for installation, maintenance, and repair activities., • Cross-train and provide backup support to others, as appropriate, to an advanced level within the maintenance team., • Operate building management systems (BMS) and work order systems to receive, track, and complete maintenance tasks., • Operate electric hand tools, required equipment, and motor vehicles safely and in accordance with policies., • Work in close spaces such as closets, crawl spaces, attics, and vaults, as well as on building roofs, to perform maintenance tasks., • Remain subject to call 24 hours per day and support operations in all weather conditions, as required., • Adhere to departmental policies regarding hazardous materials and contribute to a culture of safety and compliance., • Completion of an applicable technical training program., • Minimum of 1 year of applicable working experience in general building repair and maintenance, including basic plumbing., • Hands-on experience with electrical troubleshooting in a facilities or maintenance environment., • Practical HVAC maintenance and repair skills., • Practical plumbing skills for minor repairs and basic system work., • Knowledge of OSHA standards and local building and safety codes., • Ability to operate building management systems (BMS) and work order systems., • Skill and physical ability to operate electric hand tools and required maintenance equipment., • Ability to work safely on ladders and building roofs., • Ability to lift and carry heavy loads and tools as required for maintenance tasks., • Ability to work in confined spaces such as closets, crawl spaces, attics, and vaults., • Ability to operate a motor vehicle safely for work-related tasks, where required., • Ability to complete written documentation accurately and on time, including work orders and reports., • Willingness and availability to be subject to call 24 hours per day, as needed., • Ability to work in all weather conditions while performing outdoor or roof-related tasks., • Experience as a maintenance technician or facilities technician in an industrial, warehouse, or similar environment., • Experience performing preventive and predictive maintenance (PMs/PdMs) on base building and critical systems., • Experience installing and repairing plumbing, piping, and tubing, including valves, filters, and hot water systems., • Experience with motor maintenance, including replacing bearings and seals on pumps and related equipment., • Familiarity with safe storage, handling, and disposal of hazardous materials., • Strong safety awareness and the ability to identify hazards and recommend corrective actions., • Ability to work both independently and as part of a maintenance and operations team., • Strong organizational skills for managing tools, supplies, and documentation. Work is performed primarily on the day shift, with the expectation of being on call as needed and supporting operations in all weather conditions. You will work both indoors and outdoors, including on building roofs and in confined spaces such as crawl spaces, closets, attics, and vaults. The position involves frequent use of electric hand tools, building management systems (BMS), work order software, ladders, and standard maintenance equipment. The facility maintains a professional atmosphere where safe work practices, proper handling of hazardous materials, and good housekeeping are essential. Job Type & Location This is a Contract to Hire position based out of Portland, OR. Pay and Benefits The pay range for this position is $38.00 - $40.00/hr.
