Job DescriptionDescription: Brown and Buchanan Ventures Company is a veteran-owned and operated vacation rental management company. We care about owner outcomes, guest experience, and operational follow-through. We are seeking a driven and goal-oriented Owner Acquisition Sales Associate (OASA) to help grow our vacation rental management program by signing qualified homeowners. In this role, you’ll connect with property owners, build and manage a sales pipeline, conduct discovery conversations, and present our management services with confidence. Your responsibilities include qualifying leads, addressing homeowner questions and objections, and closing standard Property Management Agreements (PMAs) — all while following our proven sales process. Additionally, you’ll use technology tools such as HubSpot, DocuSign, and multi-channel outreach platforms to track progress, maintain accurate records, and communicate with both homeowners and internal teams. If you like clear targets, tight systems, and winning as a team, you'll fit right in. What You’ll Do: Build & Work the Pipeline • Research homeowners, HOAs/condos, realtor partners, and investor groups; prioritize by fit and revenue potential., • Run daily outbound call blocks and multi-channel sequences (phone, email, SMS, social)., • Conduct quick diagnostic discovery calls (property basics, goals, timeline, decision-maker)., • Present simple revenue projections (ADR/Occupancy logic) and our fee story with confidence., • Manage proposals, handle common objections (timing, fees, control), and drive to e-signature for standard deals., • Maintain a clean CRM (activities, stages, next steps; less than 24-hour follow-up SLA)., • Share weekly market intel: objections heard, messages that land, and new buildings/HOAs to target. What Great Looks Like (30/60/90 Days): Day 30 • Complete onboarding and pass product/market quiz., • Load 250–300 prioritized targets; personal sequences active., • 15–20 qualified meetings/month; greater than or equal to 70% show rate., • 1–3 signed PMAs/month (standard deals) closed by you., • Deliver one basic market map (top buildings/HOAs/realtors)., • 20–25 qualified meetings/month; 3–5 signed PMAs/month (standard deals)., • 95% of open leads have a documented next step., • One repeatable outreach documented (script, emails, objection replies). Core KPIs: • Signed PMAs per month (standard deals closed by you), • Qualified meetings set per month & show rate, • Proposal cycle time (first call to signature), • Pipeline coverage (greater than or equal to 3× monthly signing goal), • CRM accuracy (less than 5% data errors) Tools You’ll Use: HubSpot, DocuSign, dialer/SMS tools, Microsoft Teams, Google Workspace, and simple revenue worksheets. Compensation: • Base Salary: $42,000–$52,000 (DOE), • Commission: Uncapped — paid on signed PMAs you close (standard deals) plus meeting/set credits for sourced pipeline; tiered accelerators for fee quality and multi-home wins.
