Job Description Job Title: Lease-Up General Manager – Student Housing Company: Student Quarters Community: Villas Knoxville Location: FT on-site Compensation: $70,000 Salary Key Requirements: 3+ years as a Property Manager in Student Housing and experience managing a minimum of 400 student beds with a heavy marketing focus. Job Overview: Student Quarters, a leading provider of high-quality student housing, is seeking a highly motivated and experienced Lease-Up General Manager to oversee and manage the leasing process for one of our premier student housing properties. The ideal candidate will have a strong background in property management, particularly within the student housing sector, and will be responsible for driving the leasing efforts during the lease-up phase to ensure occupancy goals are met and exceeded. Key Responsibilities: • Lease-Up Strategy & Execution:, • Develop and implement a comprehensive lease-up strategy to achieve occupancy targets within the designated timeline., • Collaborate with the marketing team to create and execute marketing campaigns that effectively target prospective residents., • Monitor leasing performance metrics and adjust strategies as necessary to optimize results., • Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and recommend appropriate strategies and adjustments, • Leasing Operations:, • Maintain thorough product knowledge of the property and competition, • Thoroughly complete market surveys and leasing reports as required on time, • Oversee the day-to-day leasing operations, including processing applications, conducting tours, and managing lease signings., • Ensure a high level of customer service throughout the leasing process, providing prospective residents with timely, accurate, and professional information., • Respond promptly to inquiries, follow up with leads, and maintain an organized system for tracking and managing prospects., • Assign work schedules on a monthly basis, • Supervise the planning, preparation, and implementation of lease up events, renewal parties, property events, and competitions as approved by the Regional Director, • Assist on-site staff in building relationships with external customers, • Implement and execute marketing efforts including; but, not limited to a marketing calendar. Follow progress, providing support as needed., • Monitor leasing/renewal progress focusing on areas needing additional support/training, • Assist with developing annual Marketing Plans and Marketing Budgets, • Assist with recruiting and interviewing efforts of all Leasing team members, • Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the secret shop forms as well as training materials, • Direct and execute effective follow-up through ownership of the follow-up standard Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and achieve budgeted occupancy, • Audit all lease files as needed to ensure adherence to standards, • Team Leadership & Training:, • Supervise and provide training to leasing consultants and staff, ensuring they adhere to company policies and procedures., • Foster a positive and productive work environment, leading by example and motivating the team to meet leasing goals., • Property Presentation & Maintenance:, • Ensure that the property is presented in its best light, with a focus on cleanliness, functionality., • Coordinate with construction team and maintenance staff to address any concerns or issues that may arise during the lease-up phase., • Resident Retention & Relations:, • Build positive relationships with prospective residents, ensuring a high level of satisfaction and addressing concerns in a timely and professional manner., • Work proactively to reduce vacancies by maintaining positive resident relations and ensuring a smooth transition from lease-up to full occupancy., • Compliance, Reporting & Policies:, • Ensure all leasing activities comply with local, state, and federal regulations, as well as Student Quarters’ policies and procedures., • Monitor the completion of necessary documents and ensure lease agreements are accurately executed., • Maintain accurate and up-to-date records of lease agreements, tenant information, and financial data., • A minimum of two years of property management experience is highly preferred, • A working knowledge of Entrata Software is highly preferred, • A high school diploma or equivalent is highly preferred, • A college degree or extensive experience in property management preferred, • Ability to perform intermediate mathematical functions, • Ability to understand and perform all on-site software functions, • Must have experience with managing a team of people, • Intermediate knowledge of Microsoft and Google platforms, • Verbal and written communication skills, • Ability to create and foster meaningful relationships with the school, local community, businesses and more., • Social media management, • Manage Property Reviews, • Professional and neat appearance, • NAA or lease auditing experience, • Must be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (35) pounds., • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus., • Regularly required to stand; walk; reach with hands and arms, and climb stairs, stoop, or squat., • Must be able to pass a background check, • Must be able to pass a General Manager Assessment, • Ability to analyze and evaluate monthly financial statements and develop yearly operating budgets/forecasts, • Excellent verbal and written communication skills, • Must be able to work any of the seven days of the week and overtime hours when requested.
