JOB VACANCY Construction Project Manager (SOC Code: 2455) CONTRACT TYPE Permanent HOURS 9am to 5pm (with a 30-minute unpaid break) 37.5 hrs per week PLACE OF WORK 59 Windsor Road, Tuebrook, Liverpool L13 8BA (Home-working opportunities will be provided based on business needs, therefore, this will be a hybrid role) SALARY £43,300.00 per annum We have an exciting opportunity for a skilled and experienced Construction Project Manager (SOC: 2455). The ideal candidate The Project Manager will be the driving force behind the success, stability and execution of our building projects throughout the entire development process. You will be responsible for the planning, design and construction from commencement to completion and subsequent facilitation of the handover. A creative, pragmatic and imaginative and forward-thinking persona will be expected. Building a solid and dependable team requires clarity of vision and planning, therefore, your organisation skills coupled with the ability to remain calm, collected, and methodical whilst having a clear overall picture of projects will be required. Though this role is a 9 am to 5pm role, work patterns may vary, and this will largely be determined by the nature of project being undertaken. The ideal candidate must be flexible and adaptable. KEY RESPONSIBILITIES ● Steering building projects from inception to handover and completion ● Liaison with other Bond Property Solutions team members in improving the management processes and structures. ● Procuring construction works including main contracts, enabling works, major packages and specialist trades working closely with Bond Property Solutions Management Team. You will also support the generation and approval of tenders. ● You will monitor the progress of our projects, report and report remedial actions to management, effectively manage the project budget and all costs to ensure successful completion within budget estimates coupled with compliance with best practice and meeting the specified quality and standards. ● Your duties will include the preparation of progress reports, incorporation of contractor and consultant project reports and briefing the team. ● You will monitor and update project financial forecasts and cash flows, manage construction project teams, chair meetings with design teams, cost consultants, contractors and other specialists/stakeholders. ● You will occasionally report to the director as required and conduct regular strategic planning and forecast in addition to assembling information for invoicing at the end of projects. ● You will also be able to manage and coordinate construction activities/sites ensuring strict adherence to health and safety on site and that each project is delivered in accordance with the RAMS for the project. ● You will work schedules based on prior discussion with clients, architects, surveyors etc. ● You will be responsible for temporarily hiring, inducting and supervising staff. ● You will conduct forecast assessments of potential challenges and disruptions to ongoing projects, including the impact of traffic and new developments. ● You will be responsible for coordinating and ensuring that materials and construction methods are compliant with specifications and statutory requirements and that there are no deviations from agreed plans. SKILLS AND QUALIFICATIONS: ● Ideally ICE,MRICS, MCIOB or other suitable professional bodies considered (but not essential) ● A good academic background is essential; therefore, the prospective candidate must have an undergraduate degree in Construction Management or Civil Engineering or any related subject. ● A complimentary postgraduate qualification in either Project Management or Construction Management will be essential. ● A minimum of 5 years in building and project management experience, as well as proven project delivery experience at planning and construction stages will be essential. ● A full understanding of project delivery, costs, and programme management in both residential and commercial settings. ● You will have the ability to compile project programmes, review, amend and update them using MS Project, Aster or similar construction programme software. ● Strong communication and interpersonal skills ● A dynamic individual with a pro-active approach and excellent problem-solving skills. ● A hands-on approach and a willingness to work with and alongside the team. ● A proven ability to lead and build strong relationships with internal and external teams. ● An effective team leader and team player with the ability to work autonomously and work under own initiative. ● Excellent design skills and high proficiency at understanding building regulations. ● Willingness to undergo of and on-the-job training. ● Good interpersonal skills and eloquence in English. This position focuses heavily on direct customer interaction, ensuring a positive shopping experience, and assisting with sales floor management and coordination of a small team under the direction of the Wholesale Manager. Key Responsibilities: 1. Customer Engagement & Sales Support: * Serve as a primary point of contact for customers on the sales floor, actively assisting with inquiries, product location, and order needs. * Provide excellent customer service, ensuring a friendly, efficient, and helpful experience for all shoppers. * Assist customers with large purchases and general sales support, contributing to overall sales targets. * Help resolve customer queries and minor issues on the floor, escalating more complex situations to the Wholesale Manager. * Accurately process customer transactions at the point of sale. 2. Sales Floor Presentation & Stock Coordination: * Maintain the cleanliness, organization, and visual appeal of the sales floor throughout the day. * Ensure products are correctly priced and clearly displayed, assisting with the implementation of promotional materials. * Work with the warehouse team to ensure the sales floor is well-stocked and popular items are replenished promptly. * Assist with monitoring general stock levels on the sales floor and report any discrepancies or low stock items. 3. Team Assistance & Daily Task Coordination: * Provide daily support and guidance to a small team of sales assistants/shop floor staff, helping them with tasks and customer service. * Assist the Wholesale Manager in ensuring daily tasks are completed efficiently and according to operational guidelines. * Help maintain a positive and collaborative working environment on the sales floor. 4. Operational Support & Compliance: * Support adherence to company policies and procedures, including basic health and safety practices and security measures on the sales floor. * Assist with opening and closing procedures of the sales area. * Contribute to maintaining accurate records of sales floor activities as required. 5. Communication: * Effectively communicate customer feedback, sales floor observations, and any operational concerns to the Wholesale Manager. * Work cooperatively with all team members to ensure smooth operations. Qualifications & Experience: Some previous experience (e.g., 1+ year) in a customer-facing role within a retail or wholesale environment is preferred. Demonstrated strong customer service skills and a positive, helpful attitude. Basic understanding of sales principles and store operations. Familiarity with point-of-sale (EPOS) systems. Good communication and interpersonal skills. Ability to work effectively in a dynamic and active environment. Flexibility to work varied shifts, including weekends, as business needs require. Desirable (but not essential): Experience in coordinating tasks or providing guidance to other team members. Basic computer literacy (e.g., email, simple data entry).
