Job Description Job Overview We are seeking a hands-on Property Manager to oversee the daily operations and maintenance of our short-term rental portfolio across Austin, Texas. This role is essential in ensuring our 19 properties remain guest-ready, well-maintained, and consistently delivering the polished experience our brand is known for. The ideal candidate will combine strong operational management skills with practical handyman ability, allowing them to triage, troubleshoot, and resolve a wide range of property issues directly. As a Property Manager at Akita Property Management, you will coordinate turnover logistics, supervise cleaning and vendor partners, perform routine repairs, and collaborate with guests, owners, and contractors to create a seamless rental experience that maximizes occupancy, reviews, and operational efficiency. Responsibilities • Manage the overall day-to-day operations of 19 short-term rental properties across East Austin, South Austin, downtown, and surrounding neighborhoods, ensuring each unit is turnover-ready between every guest stay., • Supervise cleaning crews, maintenance contractors, and outside vendors, providing leadership, scheduling, and quality oversight to ensure tasks are completed on time and to brand standards., • Develop and implement preventive maintenance programs across the portfolio, using property management software (Hostify) to track work orders, inspection schedules, and asset histories., • Perform hands-on handyman work including drywall repair and paint touch-ups, fixture replacements (faucets, garbage disposals, smoke detectors, doorknobs), small carpentry, appliance installation, lockbox and smart-lock maintenance, and minor plumbing and electrical fixes within allowable scope., • Coordinate same-day turnover logistics between guest checkout and check-in windows, dispatching cleaners, restock teams, and on-call vendors as needed to meet tight timelines., • Ensure compliance with City of Austin short-term rental regulations, HOA rules, building codes, and applicable Texas property management standards., • Maintain detailed records of maintenance activities, inspections, vendor invoices, guest incident reports, and owner-facing reporting to support transparency and regulatory compliance., • Proven management experience in property management, hospitality operations, vacation rental management, or industrial/residential facilities maintenance environments., • Strong supervisory skills with demonstrated leadership in overseeing cleaning teams, maintenance staff, or contractor crews., • Extensive hands-on knowledge covering residential HVAC systems, plumbing fixtures, basic electrical work, appliance repair, smart home technology (smart locks, thermostats, WiFi systems), and general property upkeep., • Hands-on experience with property management software (Hostify, Guesty, Hospitable, or comparable) for work order management, calendar coordination, and asset tracking., • Familiarity with short-term rental platforms (Airbnb, VRBO, Booking.com) and the operational workflows of high-turnover vacation rentals., • Knowledge of safety regulations, electrical codes, City of Austin STR licensing rules, and general residential maintenance practices., • Ability to accurately diagnose property issues, read appliance schematics, and use standard hand tools, power tools, and testing equipment for troubleshooting common repairs., • Excellent communication skills in English for effective coordination with guests, owners, vendors, and team members; conversational Spanish strongly preferred.
