We're hiring a Marketing & Hospitality Manager to own the resident experience, the brand, and marketing performance across our portfolio. This is a builder role with a clear path to Director as we grow. What You’ll Own Resident Experience & Events • Build a monthly events calendar for every community — taco nights, pet playdates, fitness pop-ups, wine-downs, holiday gatherings, kids’ craft nights for family-focused assets, • Design the move-in experience: a warm welcome, a thoughtful kit, a personal touch on day one, • Create renewal moments that make residents feel seen — birthday notes, resident-of-the-month spotlights, anniversary perks, • Be on-site for events; get the photo, the reel, the story that makes the next prospect want in, • Read the room per property — a young-professional Class A asset and a family Class B community get different energy, and you’ll nail both Atmosphere & Ambience — The Five Senses Define and maintain a sensory standard for every leasing office, clubhouse, and amenity space — a prospect should feel the difference within ten seconds of walking in • Scent: a signature diffused scent per property (or one portfolio-wide), refreshed seasonally — warm and inviting in fall and winter, bright and clean in spring and summer, • Sound: curated, licensed playlists by space and time of day — morning coffee energy in the leasing lounge, easy evening vibes by the pool, upbeat in the gym, • Taste: an always-on refreshment program — fresh coffee and espresso, infused water, seasonal treats; elevated on tour days and event days with wine, local pastries, or a fresh-baked something, • Sight: warm, dimmable lighting, fresh flowers and greenery, seasonal styling, and model-unit merchandising that photographs beautifully, • Touch: the tactile layer — textiles, throws, and quality finishes that make a space feel considered, not corporate, • Hold the line with the Avita Ambience Standard playbook, and audit it on every site visit so it never goes stale Local Partnerships • Build a roster of neighborhood partners — coffee shops, fitness studios, dog groomers, restaurants, breweries, wellness — trading resident perks for exposure, • Bring partners on-site to activate events; turn each property into a hub, not just a place to sleep, • Source welcome-kit goods and giveaways locally so every touch feels rooted in the neighborhood Storytelling & Social • Run Instagram, TikTok, and Facebook for each community — plan it, shoot it, post it, keep the voice consistent, • Turn events and resident moments into content that drives tours, • Manage online reputation: respond to reviews with warmth and speed, and lift each property’s rating through genuine resident love, • Keep ILS listings (Apartments.com, Zillow, ApartmentList) fresh, photographed, and on-brand Digital Marketing & Performance • Partner with Avita’s digital marketing agency to build and run PPC (Google Ads, Meta) and SEO strategy for each community, • Own the channel-ROI view: continually rebalance spend across ILS (Apartments.com, Zillow, ApartmentList), PPC, and SEO based on cost-per-lead and cost-per-lease — not gut feel, • Optimize local SEO and Google Business Profiles so each property ranks and converts in its submarket, • Report channel performance monthly and steer the budget toward whatever is actually producing leases Leasing & Lease-Up Support • Bring the energy to new lease-ups and re-launches — launch events, pre-leasing buzz, grand openings, • Partner with on-site teams and Regionals on traffic, tours, and creative ways to close, • Help shape concession and promo positioning so it feels like an invitation, not a discount Corporate Marketing & Business Development • Help plan and run corporate events and Avita’s presence at industry conferences (IMN, NMHC, and the like) — booth, signage, materials, and the follow-up that turns a handshake into a lead, • Build pitch and marketing collateral alongside the CEO: corporate profile, case studies, one-pagers, owner pitch decks, • Support the CEO in building owner and capital relationships — research, outreach lists, gifting, and follow-up tracking, • Help build and maintain the new-business pipeline as Avita grows its third-party management base Brand & Reporting • Keep each property’s look and feel consistent — signage, model merchandising, collateral, • Direct the freelance photo and video bench on a 12-month refresh cycle, • Share a simple monthly recap with ownership: events held, attendance, reviews, social engagement, partnerships added You • 3–6 years in multifamily marketing, on-site leasing and marketing, hospitality, event planning, or a lifestyle or agency background — the hybrid of agency polish and on-site hustle is what we love, • A genuine people person who lights up a room and remembers names — residents and vendors should want to work with you, • A track record of lifting occupancy, retention, or community engagement, with a story you can walk us through, • A natural connector who already collects local-business relationships everywhere they go, • Strong eye and strong voice — your social feeds look good and sound human, • Comfortable with the everyday tools (Canva, Meta Business Manager, a reputation platform, your property’s CRM) and curious about new ones; we’ll teach you the rest, • Thrives in fast-paced environments where creativity and drive get noticed — a startup builder who likes wearing many hats, • Comfortable with performance marketing, or eager to learn it fast — PPC, SEO, and channel ROI, working alongside our agency partner, • Excited to represent the brand at conferences and corporate events, and to help the CEO build relationships and pipeline, • Communications, Journalism, Marketing, Hospitality, or a related degree preferred; CAM or NALP a plus, not required Growth Path We’re a startup in scale-up mode, and we’re hiring to grow you with the company. Hit your milestones and there’s a clear runway to Director of Marketing & Hospitality within 24–36 months, with a coordinator hire underneath you in Year 2. Compensation • Base: $75,000–$85,000 depending on experience, • Annual bonus: 10–20% tied to resident retention, review-score lift, and lease-up performance, • Mileage and event budget, health, dental, vision, and 401(k) Year One Wins • A live monthly events calendar at every community, • 25+ active local partnerships across the portfolio, • Every asset at a 4.1+ average Google review score, • A consistent, on-brand social presence per property — 12+ posts a month with real engagement, • The Avita Ambience Standard live at every community, • A clear ILS vs. PPC and SEO spend model with channel ROI tracked monthly and budget steered to what produces leases, • Lease-ups consistently beating budget pace, • Avita well-represented at industry conferences — booth, collateral, and follow-up that feeds the pipeline, • Measurable retention lift at renewal across the portfolio What we're looking for • 3 to 6 years in luxury (Class A) multifamily marketing, lease-up, and hospitality. This is essential, not preferred, • A genuine people person and natural connector who lights up a room and remembers names, • A track record of lifting occupancy, retention, or resident engagement, • A strong creative eye and a strong, human writing voice, • Comfortable with marketing tools (Canva, Meta Business Manager, reputation platforms, CRMs) and performance marketing, or eager to learn fast, • Energized by range and by building things that don't exist yet Please note: this is not an operations role. If your background is purely property management or regional management, this likely isn't the right fit. We need definitive experience in luxury property management, lease-up, and hospitality.
