Job Description: The Director of Construction is the senior P&L and execution leader for Lotus Generals multifamily construction platform, responsible for preconstruction through warranty across multiple concurrent projects. This role ensures disciplined delivery under GMP contracts, early trade buyout, competitive procurement, contingency governance, safety and quality excellence, and performancebased outcomes aligned with institutional investor standards. The Director of Construction serves as the primary integration point between Development (Owner), Construction (Builder), Accounting, and Asset Management, ensuringalignment under Lotuss OwnerBuilder model. The role carries direct supervisory responsibility for Project Executives, Project Managers, Superintendents, Project Engineers, and Project Accounting staff. Responsibilities 1. Preconstruction & Estimating • Lead projects from concept design through GMP, including milestone estimating, constructability reviews,logisticsplanning, and value engineering aligned with underwriting assumptions., • Establish bid packaging strategies, scopes of work, alternates, and allowances consistent with basisofdesign and financing requirements., • Enforce a minimum of three competitive bids for Divisions 216, with documented leveling and Owner approval prior tosubcontractaward., • Drive early subcontractor buyout (70% at construction start) to mitigate escalation risk and latestage volatility., • Lead VDC/BIM coordination (clash detection, sequencing,logistics, MEP coordination) to reduce field risk and change exposure. 2. Contracting, Risk & Controls (AHIC-Aligned) • Standardize and administer GMP construction agreements with clear protocols for contingency usage, change orders, allowances, and cost reporting cadence., • Ensure contingency is treated as a project reserve, not contractor profit, and is governed by owner-approveddraw protocols., • Implementrobustcost-controlsystems, including budget tracking, WIP,cost-to-completeforecasting, exposure logs, and variance reporting., • Overseeownerpay applications, lien waivers, subcontractor compliance, and alignment with lender and investor draw requirements., • Establish clearescalationpathways and decision rights among Project Managers, Superintendents, Development, and Executive leadership. 3. Field Operations, Schedule & Lean • Lead a Lean Construction / Last Planner System culture across all projects, including pull planning, lookahead planning, constraint removal, daily huddles, and PPC tracking., • Own andmaintainthe master project schedule, recovery plans, and phasing/logisticsstrategies., • Coordinate inspections, jurisdictional approvals, TCO/CO sequencing, and utility coordination with municipalities and AHJs. 4. Quality Assurance / Quality Control • Implementproject-specificQA/QC plansutilizingathree-phasecontrol approach (preparatory, initial,followup)., • Enforce mockups,first-workinspections, material verification, envelope testing, and punchlist discipline., • Track and report rework trends,open-itemaging, and inspection pass rates., • Align QA/QC processes withindustrybest practices, including AGC / USACE Construction Quality Management concepts where applicable. 5. Safety Leadership • Establish and lead asafety-firstculture across all projects., • Monitor andreportleading and lagging indicators (TRIR, near misses, JSAs, observations)., • Ensure subcontractor safety compliance, incident response, root causeanalysis, and corrective action implementation. 6. Closeout& Warranty • Deliverzero-defect turnover standards, including complete O&M manuals, as-builts, commissioning documentation, and warranties., • Ensuretimelycloseoutaligned with lender, investor, and asset management requirements., • Oversee warranty administration and issue resolution during the post-completionperiod. 7. People, Culture & Governance • Coordinate with Development, Accounting, and third-partyconsultants to support audits, cost certs, and investor reporting., • Ensure construction compliance with LIHTC and affordable housing requirements, including:, • DavisBaconand prevailing wage compliance (where applicable), • Certified payroll review and labor compliance coordination, • Cost certification support and documentation, • Section 3, M/WBE, and local hiring goals (asrequired), • Fair Housing and accessibility standards Success Metrics • Buyout Coverage: 70% at start of construction; 95% by month two., • Cost Performance: Final cost GMP with transparent changeorder tracking., • Schedule Reliability: 80% PPC; 10 businessday variance to baseline completion., • Quality: Declining rework rates; firstpass success on envelope and MEP inspections., • Safety: TRIR below industry average with strong leading indicators., • CloseOut: CO/TCO achieved on plan; punchlist closed within30 days. Expectations • Build systems capable of scaling Lotus into a top25 multifamily builder nationally., • Deliver consistent, repeatable execution across a multiproject portfolio., • Uphold institutional standards expected by equity partners, lenders, and AHICaligned investors., • Act as a culture carrier for Lotuss Mindfully Creating mission. Education & Experience: • 1215+ years delivering multifamily (podium, wrap, garden, highdensity) as a GC; progression through PE/PM/Senior PM/Project Executive or equivalent., • Bachelors degree in engineering or construction management with experience in multifamily construction, design, or management preferred., • Proven success on GMP contracts with rigorous cost controls, contingency governance, and client reporting., • Mastery of Lean/Last Planner scheduling practices and jobsite leadership (pull planning, lookahead constraint removal, PPC)., • Deep QA/QC competency (threephase controls, mockups, material verification, commissioning)., • Safety leadership (OSHA30 or higher); strong subcontractor relationships across core trades (Div. 216)., • Tools: Procore (or similar), CPM scheduling, BIM/VDC workflows., • LIHTC/affordable experience preferred (draw cadence, thirdparty reports, lender/CRA oversight). Work Environment & Schedule: This is a full-time, in-office position based on the 13th floor of our downtown Salt Lake City headquarters, with core hours Monday through Friday. Our office at Second + State offers expansive views of the city and surrounding mountains, access to a private balcony, and close proximity to a wide range of restaurants, cafs, and amenities within walking distance.
