Job Description The Superintendent oversees daily operations on construction sites, ensuring that projects are completed safely, on time, and within budget. This role coordinates with project managers, subcontractors, and field crews to ensure work is performed according to plans, specifications, and quality standards. The Superintendent is also responsible for enforcing safety regulations, resolving on-site issues, and maintaining detailed project documentation. Duties/Responsibilities: List the essential job duties that are specific to the position. • Managing the company environmental health and safety programs at the project level, driving a safety-oriented approach to work., • Invoice management completed weekly through vendor schedule and in house process., • Manage project schedules, • Collaborate in leading weekly management meeting, • Collaborate change orders in-house, GC and subcontractors, • Provide information monthly to complete pay applications for your projects, • Vet, track and submit RFI’s for new items not discussed during contract negotiations, • Attend weekly meetings at the job site, • Submit Daily Reports, • Submit Safety Reports, • Handle material and logistics onsite, • Contract and scope reviews for each project you are assigned., • Update project log by collaborating and communicating with the entire DM team, • Track weekly in-house and subcontractor production, • Review, vet and manage all documentation for each project through dropbox, • Participate in precon meetings to review budget, logistics, quality, safety, production, vendor agreements, schedule, contract documents, and system performance. These will include sub, in-house crew, vendors, etc., • Train and coach lead team members to meet all the safety, quality and financial aspects of DM model, • Complete certifications at RMMI, AWCI and OSHA to be up to date with DM requirements., • Ensure the project has been executed per contract and contract documents to meet all standards and code requirements, • Manage Vendor Relationship, • Manage Project Schedule, • Tools required: utility knife, hammer, wrench, pliers and a trowel. You must also be willing to acquire additional tools as needed., • Additional Responsibilities: Must be willing to perform other duties as assigned by the manager to support team operations and project needs. List of Documents and Tools that will be your responsibility to create, evolve and maintain. • Project Log, • Iauditor, • Plangrid, • Change order log, • RFI Log, • Budgets, • Blue Beam, • Schedules, • Contract documents in Dropbox and the vehicle the GC is using, • Submittals, • Vendor agreements, • Company CAM Required Skills/Abilities: • Construction & Technical Knowledge:, • Strong understanding of construction methods, materials, and safety regulations, • Ability to read and interpret blueprints, drawings, and project specifications, • Knowledge of building codes, OSHA regulations, and quality control standards, • Experience with project scheduling and site logistics, • OSHA 300 Training, • Leadership & Team Management:, • Proven ability to lead and supervise on-site crews and subcontractors, • Effective delegation and task coordination, • Conflict resolution and team motivation skills, • Ability to enforce site rules and maintain discipline, • Communication & Collaboration:, • Clear verbal and written communication skills, • Ability to coordinate with project managers, engineers, architects, and inspectors, • Strong interpersonal skills for working with crews, clients, and stakeholders, • Capable of conducting site meetings and progress updates, • Problem-Solving & Decision-Making:, • Quick and effective decision-making under pressure, • Strong troubleshooting skills for resolving on-site issues, • Ability to anticipate and mitigate potential delays or safety concerns, • Time Management & Organization:, • Excellent planning and organizational skills, • Ability to manage multiple tasks and priorities under tight deadlines, • Attention to detail in daily reporting and site documentation, • Technology & Tool Proficiency:, • Competency in using tablets, smartphones, and construction-related technology, • Basic computer skills for reporting, communication, and documentation Education and Experience: • High school diploma or equivalent preferred, • Minimum of 2 years of industry experience required Physical Requirements: The Superintendent role is field-focused and physically active, requiring: • Standing and walking for extended periods while monitoring job sites, • Climbing ladders or scaffolding to access elevated work areas, • Bending, stooping, kneeling, and crouching for site inspections and walkthroughs, • Heavy Lifting: Ability to lift and carry heavy materials, such as bricks, stones, mortar, and equipment, weighing up to 50 pounds regularly and occasionally more with assistance., • Exposure to varying weather conditions (heat, cold, rain, etc.) on outdoor job sites, • Use of personal protective equipment (PPE) such as hard hats, safety glasses, gloves, and boots, • Visual acuity to inspect workmanship, read blueprints, and ensure safety compliance, • Manual dexterity for handling tools, devices, or small components as needed, • Ability to hear and respond to site activity and safety alerts in a noisy environment, • Vision and Attention to Detail: The ability to see fine details and distinguish various materials and tools, ensuring high-quality work and maintaining safety standards.
