Job DescriptionJob Summary We're looking for a high-ownership property manager for a diverse portfolio in Pittsburgh. You'll be managing 300+ units across several apartment communities, ranging from <20 units to 100+. Neighborhoods include North Side, Penn Hills, New Kensington, and Moon; the communities span Class A, B, and C. You'll be the strategic lead for a dedicated leasing agent and maintenance team, ensuring that every resident receives a consistent, quality experience. The salary range for this position is $65,000-$70,000 with the opportunity to grow with Birgo as we improve lives through real estate. Birgo's Values • Teamwork: We are collaborative, approachable, and engaged, • Humility: We are selfless, gracious, and continuously improving, • Rhinocerality: We are proactive, dynamic, and courageous, • Integrity: We are trustworthy, principled, and sincere, • Vision: We are forward-thinking, empathetic, and adaptable, • Excellence: We are goal-oriented, dependable, and accountableCore Responsibilities, • Maximize operational performance of properties by achieving occupancy and NOI goals, • Provide excellent customer service through prompt, professional, and authentically caring responses, • Lead, manage, and train the team to accomplish the goals of the property group, • Spearhead leasing efforts in partnership with the leasing agent, • Collaborate with the in-house asset management and accounting teams for budgets, variance reports, and payables, • Manage collections and delinquencies, including eviction court, • Oversee the completion of maintenance tasks and enhance the property's curb appeal, • Maintain clean and safe properties by resolving tenant complaints, conducting weekly onsite inspections, and enforcing rules of occupancy, • Coordinate services with external vendors, • Manage turnovers and capital projects, • Coordinate the onboarding or offboarding of properties in your property group, • 7+ years experience as a property manager, • In-depth understanding of Pittsburgh's multi-family industry, • Experience with AppFolio or other property management software, • Technology savvy, • Excellent interpersonal skills, • Strong skills in written, verbal, and persuasive communication, • Excited to manage multiple properties and projects simultaneously, • Careful with rules and comfortable working within established processes, • Reliable personal transportation and valid driver's license for property visits during business hours and as needed after-hours, • Able to ascend/descend stairs and traverse uneven terrain, • Able to transport up to 25 lbs, • Able to use a computer for a full workdayBenefits, • Medical, dental, vision, life, and pet insurance with company contribution, • Flexible paid time off and paid holidays, • 401(k) retirement plan with employer match, • Company profit-sharing program, • Team outings and volunteer events, • Professional development reimbursement program, • Healthy lifestyle reimbursement program Note: Because this position manages rental properties on behalf of Birgo, team members may not concurrently engage in outside real estate sales, leasing, or property management activity.
