Job Description Residential Property Management Lead - Single-Family & Multifamily Leasing Operations Location: Puget Sound Region — Pierce & Thurston Counties / Remote Company: Operation: Red Dot Pay: $60,000–$70,000/year DOE + bonus opportunities Type: Full-Time About Operation: Red Dot Operation: Red Dot is a Veteran-owned real estate and property management company serving owners, residents, military families, Veterans, and investors throughout the JBLM and Puget Sound region. We manage single-family homes and residential multifamily properties across Pierce and Thurston Counties. Our company is growing, and we are looking for a strong residential property management professional who can help bring structure, consistency, accountability, and leadership support to our leasing department. This role is ideal for someone who understands residential property management, enjoys solving operational problems, communicates well with owners and residents, and can help a team stay organized and accountable. Important Role Fit This role is designed for someone with direct experience in residential property management, especially single-family rental homes, small multifamily properties, leasing operations, tenant placement, renewals, move-ins, owner communication, resident communication, and escalation support. • This is not an HOA/community association manager role., • This is not an on-site apartment community manager role. Apartment leasing or community management experience may be helpful, but the strongest fit will be someone who understands the pace, communication style, and ownership structure of third-party residential property management. Position Overview The Residential Property Management Lead will support the daily leadership and operational flow of the leasing department. This person will help oversee leasing workflows, support leasing staff, improve internal processes, assist with owner and resident communication, and make sure properties do not get stuck between onboarding, maintenance, marketing, leasing, move-in, and renewal stages. This is a hands-on leadership support role. We are looking for someone who can help the department run better, identify gaps before they become problems, and support the team with clear communication and follow-through. This is not a maintenance management role. Maintenance is its own department. However, this position will work closely with Maintenance during property onboarding, turns, leasing readiness, inspections, rental readiness, and property handoffs. What You’ll Be Responsible For Lead Residential Leasing Operations You will help oversee the daily workflow of the leasing department and make sure leasing-related tasks are completed accurately and on time. Responsibilities include: • Supporting leasing staff with task management, communication, and follow-through., • Helping ensure rental inquiries, showings, applications, tenant onboarding, renewals, move-ins, and leasing documentation are completed properly., • Monitoring leasing files, AppFolio entries, communication records, and task completion., • Identifying missed steps, bottlenecks, delayed communication, and areas where the team needs support., • Helping ensure properties move efficiently from owner onboarding to tenant placement., • Support Owner, Resident, and Applicant Communication This role requires strong written and verbal communication. Responsibilities include: • Assisting with owner, resident, applicant, and internal team communication., • Helping resolve escalated leasing, onboarding, renewal, payment-plan, or resident communication issues., • Making sure communication is clear, professional, documented, and aligned with company standards., • Knowing when to solve an issue directly and when to escalate to leadership, accounting, maintenance, or the designated broker. Develop and Support the Team You will help train, coach, and support leasing and administrative staff. Responsibilities include: • Helping staff understand what they own, what they support, and when to escalate., • Supporting staff accountability in a professional and constructive way., • Helping improve training materials, SOPs, checklists, templates, and workflows., • Giving leadership visibility into recurring issues, staff training needs, or process gaps., • Helping create a calm, organized, and professional department culture. Improve Leasing Systems and Processes We are looking for someone who does more than complete tasks. We need someone who can help improve how the department operates. Responsibilities include: • Turning recurring leasing tasks into clear, repeatable systems., • Helping audit AppFolio, files, checklists, communication, and task trackers., • Supporting continued development of tools such as AppFolio, Google Workspace, Miro, Basecamp, and department trackers., • Helping leadership strengthen the leasing department as the company grows., • Identifying where processes are unclear, outdated, duplicated, or missing. Coordinate Leasing-to-Maintenance Handoffs You will not manage maintenance, but you will help make sure Leasing and Maintenance stay aligned. Responsibilities include: • Making sure Maintenance receives complete information when properties move into inspection, onboarding, turnover, or readiness workflows., • Tracking when Maintenance gives the green light for marketing, showings, leasing, or tenant placement., • Helping prevent properties from getting stuck between departments due to missing information or unclear ownership., • Supporting communication related to onboarding inspections, turns, readiness, and insurance claim coordination when needed. What We’re Looking For Required Qualifications • 3-5 years of residential property management experience., • Experience with single-family rental homes, small multifamily residential properties, or third-party residential property management., • Strong leasing, resident communication, owner communication, and administrative workflow experience., • Experience supporting or leading a team, training staff, or helping others stay accountable., • Strong written and verbal communication skills., • Ability to manage multiple priorities without losing track of details., • Comfortable working in property management software such as AppFolio, Buildium, Propertyware, Rent Manager, Yardi, or similar., • Comfortable using Google Workspace, task trackers, shared documents, and internal communication tools., • Professional judgment, emotional control, and the ability to handle escalated conversations. Strongly Preferred • AppFolio experience., • Experience with Washington residential landlord-tenant processes., • Experience with tenant placement, renewals, notices, move-ins, move-outs, rental readiness, and owner communication., • Experience helping build SOPs, checklists, templates, or training materials., • Familiarity with Pierce County, Thurston County, JBLM, Tacoma, Lacey, Olympia, Puyallup, Lakewood, DuPont, Spanaway, Yelm, and surrounding rental markets., • Experience serving military families, Veterans, PCS-related housing needs, or investor-owned rental properties. Not the Right Fit If This role may not be the best fit if: • Your experience is primarily HOA or community association management with limited residential leasing or tenant placement experience., • Your experience is mostly on-site apartment community management without owner/client communication responsibilities., • You prefer a highly narrow role with limited cross-department coordination., • You are not comfortable documenting communication, following processes, or working inside property management systems., • You do not enjoy helping build structure, improve workflows, and support team accountability.
