Work Locations This position supports 3 multifamily properties in St. Paul, Minnesota: • West Side Flats (178 market rate & affordable units), • The Scenic (171 market rate units), • Verdant (82 affordable units) Schedule & Hours: • The schedule for this role will be Monday - Friday; 8 am - 5 pm., • Some evening and weekend on-call rotations are required. The Senior Maintenance Supervisor provides strategic leadership for maintenance, facilities, safety, capital projects, vendor partnerships, and budget administration. This individual will oversee building systems, preventative maintenance programs, asset preservation initiatives, and staff performance to maximize property value, operational efficiency, compliance, and resident satisfaction. ESSENTIAL FUNCTIONS • Lead maintenance operations across assigned properties, ensuring buildings, systems, grounds, and common areas are maintained to company standards., • Oversee preventative, corrective, and emergency maintenance programs to improve efficiency, reduce downtime, and preserve property assets., • Perform and direct repairs involving HVAC, plumbing, electrical, appliance repair, carpentry, painting, groundskeeping, unit turns, and general building maintenance., • Serve as the primary technical resource for complex maintenance issues, system failures, emergency repairs, and operational challenges., • Ensure timely completion of work orders, inspections, resident requests, apartment turns, and ongoing property maintenance needs., • Partner with Property Management to assess property conditions, identify risks, prioritize maintenance needs, and recommend capital improvements., • Support operating and capital budget planning by monitoring expenses, reviewing invoices and purchase orders, forecasting repairs, and identifying cost-saving opportunities., • Manage vendor and contractor relationships, including scopes of work, bids, service quality, timelines, warranties, documentation, and contract compliance., • Maintain inventory controls, supply levels, procurement practices, maintenance records, inspection documentation, and compliance files., • Lead safety and regulatory compliance efforts, including audits, inspections, hazard correction, PPE, Lockout/Tagout, SDS, contractor safety, and emergency preparedness., • Conduct regular property walks to monitor curb appeal, building conditions, turnover readiness, maintenance quality, and company standards., • Provide responsive service and professional communication with residents, tenants, vendors, internal teams, and community stakeholders., • Participate in on-call rotations, emergency response, required trainings, meetings, and special projects as assigned. Supervisory Responsibility • Lead, coach, train, schedule, and support Maintenance Supervisors, Maintenance Technicians, Groundskeepers, and other maintenance team members as assigned., • Set team goals, performance expectations, productivity standards, and accountability measures to support consistent property performance., • Recruit, onboard, develop, evaluate, and retain maintenance staff in partnership with Property Management and Human Resources., • Approve timecards, provide feedback, address performance concerns, and support employee development and corrective action processes as needed., • Oversee daily assignments, on-call schedules, workload planning, staffing coverage, and resource allocation to ensure efficient operations., • Monitor work order completion, preventative maintenance compliance, turn timelines, safety practices, and team performance; implement improvements as needed., • Lead the team through capital projects, major repairs, renovation work, process improvements, and long-term asset preservation priorities., • Promote a culture of safety, accountability, customer service, teamwork, and continuous improvement across the maintenance function. MINIMUM REQUIREMENTS • High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience., • 7 years of progressive experience in maintenance or related carpentry/construction. Ideally in residential, commercial, or mixed-use real estate., • 3 years of supervisory experience., • Special boilers license or willingness to obtain one, if applicable., • Certified Pool Operator (CPO) or willingness to obtain one, if applicable., • Must provide own hand tools., • Current and valid driver's license required. Must pass a Motor Vehicle Record check (MVR) and have a safe driving record., • Willingness and ability to run errands to hardware store for maintenance supplies, cleaning supplies, or other items., • Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions. WORK ENVIRONMENT • While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud. ADDITIONAL SCREENING REQUIREMENTS • Current and valid driver's license is required.
