Interim Investment Portfolio Consultant Based in London, hybrid working & Inside IR35 Length: 6 months We’re seeking an Investment Portfolio Consultant to take control of the Council’s investment portfolio improvement programme and deliver it. That means, interrogating and sharpening the external review recommendations, identifying and pursuing quick wins immediately, building a clear, KPI-driven programme for the wider changes and initiating delivery across all workstreams — income, disposals, service charges & management — within a six-month engagement. Key Responsibilities of the Investment Portfolio Consultant: • Review the external portfolio appraisal rapidly and critically — assessing the quality of the analysis, stress-testing assumptions on income, yield, value and management, and forming a clear, independent view on where recommendations are sound, where they need adjusting and where gaps exist, • From week one, identify and begin pursuing all near-term income and value opportunities: overdue rent reviews, below-market lettings, void units with immediate letting potential, tenant arrears, management contract inefficiencies and any other actions that can deliver improvement quickly, • Instruct agents and advisors immediately where needed — briefing them clearly, setting deadlines and following up to ensure delivery, not just instruction, • Track and report all quick win actions and outcomes on a fortnightly basis, with clear evidence of income or value improvement achieved, • Build a structured programme plan covering all workstreams — income management, disposals, service charges, management improvements — with milestones, owners, dependencies and risks clearly set out, • Establish and maintain the programme dashboard and KPI framework from week two, providing the Director with regular, visual reporting on delivery progress and portfolio performance, • Maintain pace and momentum across all workstreams simultaneously — identifying and removing obstacles, escalating where decisions are needed and keeping delivery on track, • Carry out a structured triage of management issues across the portfolio — tenant matters, maintenance deficiencies, compliance gaps, dilapidations exposure, planning or legal risks — and log, prioritise and begin resolving from the outset Skills, Experience and Knowledge required of the Investment Portfolio Consultant: • RICS qualified (General Practice / Commercial Property pathway) — strongly preferred, • Prior experience working with or alongside a local authority, pension fund, public body or institutional investor, • Strong, hands-on commercial investment property background — with direct experience of portfolio and asset management, income optimisation, rent reviews, lease renewals and transactions, • Proven ability to deliver at pace: someone who identifies actions and pursues them, who moves programmes forward and who has a track record of getting things done rather than commissioning others to do them, • Experience of appointing, directing and holding to account external managing agents and specialist advisors — as a demanding, knowledgeable client *Venn Group’s “Recommendation Scheme”: if you recommend a candidate who is subsequently placed by Venn Group (for a minimum of 2 weeks) you will be eligible for vouchers from a choice of high street organisations
