Job DescriptionDescription: Title: Assistant Community Manager (F/T, Non-Exempt) Reports to: Senior Community Manager Pay Range: $31.00 - $36.87 per hour Location: San Francisco, CA. Additional Notes: This is an HOURLY, FULLY ON-SITE position. Candidates must be able to work from our San Francisco office. ABOUT PROPIEDADES ADELANTE Propiedades Adelante is a MEDA-affiliated property management entity that will provide quality property management of MEDA’s properties to ensure residents have affordable and secure housing. The entity will start by managing MEDA’s small site preservation properties and grow to eventually manage MEDA’s tax credit production properties in the pipeline and portfolio. YOUR CAREER OPPORTUNITY The role of the Assistant Community Manager is pivotal in overseeing the dynamic landscape of affordable housing real estate in San Francisco's Mission District. Reporting directly to the Senior Community Manager and overseeing the portfolio management, and leasing for a portfolio of small-site properties, this position calls for a highly detail-oriented problem solver with exceptional communication skills, a proactive approach, and an inherent passion for fostering community development. In this multifaceted role, the Assistant Community Manager will be instrumental in the management of Propiedades Adelante’s Small Sites, ensuring the day-to-day management and leasing aspects align seamlessly. Collaborating closely with the Compliance Manager, the incumbent will play a key role in identifying and implementing long-term strategies. These strategies are aimed at guaranteeing that property management adheres to applicable rules, regulations, agreements, and operating procedures, aligning with organizational objectives for asset building, sustainability, community, and economic development. As a valued member of a growing and dedicated team, the Assistant Community Manager will contribute significantly to the overall leasing success of the portfolio. DUTIES & RESPONSIBILITIES Specifically, you will: • Manage the portfolio of properties; correspondence with tenants on work order requests, and coordinate with Facilities Manager on resolving the work order requests, • Be Responsible for rent collection and processing of the portfolio properties., • Issues legal notices as necessary., • Assists in responding to building emergencies, including after-hours, as needed., • Schedule the preventative maintenance and custodial work of the building, • Assures that buildings and building exteriors are properly maintained. Utilize Yardi, Dahlia, and Salesforce Programs in Day-to-Day Operations, • Conduct Inspections of the Building and Schedule Annual Unit Inspections, • Be responsible for the Leasing of Units, • Actively Market Units in accordance with Marketing Plans and Tenant Screening Criteria, • Marketing and Leasing of Available Units in accordance with the Tenant Screening Process, an Approved Marketing Plan, Resident Selection Criteria, MOHCD SSP Guidelines, Federal/State, Local, and Regulatory Requirements, • Monitor and maintain the Waitlist in the DAHLIA Housing Portal System, according to the Program Guidelines and Regulatory Requirements, • Conduct Unit Tours, Show Available Units to Prospective Tenants, • Participate in Internal/External Audits to Confirm Compliance with the Program, • Enter and Maintain Data in Yardi, • Maintain a High Occupancy Level, • Answer Questions Regarding the Leasing of the Available Unit, and Secure the Units After Each Showing, • Ensure Timely Turnover of Vacant Units, • Ensure Units are Turnkey and Inspection Ready, • Responsible for Carrying Out the Tenant Screening Process, • Review and Approve Tenant Applications, • Coordinate the execution of Lease Agreements by Executive Director/Broker on Record, • Maintain a Schedule of Initial and Annual Income Certifications, • Complete Initial and Annual Recertifications According to the Timeline, • Support all Property Management Needs Related to Leasing and Compliance Related Matters To perform successfully in this role, you will need to leverage these key qualifications • Bachelor Degree with Leasing Experience Preferred, • High School Diploma or GED equivalent and 2+ years of Affordable Housing Experience, • Well-Developed Verbal and Written Communication Skills, • Strong Organizational Skills and Attention to Detail, • Strong Analytical, Logistics, and Problem-Solving Abilities, • Certified Tax Credit Specialist (TCS) or Certified Occupancy Specialist (COS); or Willing and Able to Obtain Certifications within 90 days of Employment., • Working Knowledge of Fair Housing Law, HUD regulations, the Tax Credit Program and Section 8 Program, • Experience Working in Affordable Housing and/or Multi-Family Residential, Commercial with Non-profit and Small Business Real Estate Finance Preferred, • Familiar with Salesforce and DAHLIA Housing Portal System, • Ability to Develop and Maintain Cooperative Relationships with Individuals from Diverse Backgrounds, Including:, • Board Members, Public Sector Staff and Officials, Representatives of Other Nonprofit Organizations, Vendors, and People from Low-Income Households, • Commitment to Providing Long-Term Affordable Housing and to the Concept of Organizing Low- Income People to Stabilize Communities and Create Social Change, • High Degree of Independence, Initiative, Responsibility, and Accountability as Well as Capability in a Team Environment, • Ability to Anticipate Needs, Risks, and Problems and to Act Proactively, • Proficient in Office Technology (PC, MAC, Printers, Copiers, Network), • Experience with Google Suites, Dropbox, and YARDI Preferred, • Willingness and Ability to Attend Occasional Evening and Weekend Meetings and Events, • Must be Able to Travel to Community or Resident Locations Throughout the City of San Francisco Do meaningful work in an innovative workplace while being challenged for your professional growth.
