Job Title: Escrow Assistant Duration: 6-Month Contract Location: Roseville, CA 95678 Work Schedule: Monday – Friday | Onsite Pay Rate: $29.50/hour on W2 (No Benefits / No PTO) Job Summary Seeking an experienced Escrow Assistant to support residential and commercial real estate transactions in a fully onsite environment. The ideal candidate will assist escrow officers with closing coordination, document preparation, funding/disbursement support, title review, and communication with lenders, processors, and clients throughout the transaction lifecycle. Responsibilities • Prepare HUD statements disclosing title/settlement fees, taxes, payoffs, and closing costs; may also prepare mock Closing Disclosures (CDs)., • Review title commitments to verify vesting and legal descriptions under the supervision of the Escrow Officer/Lead., • Assist with preparation and coordination of loan documents, escrow instructions, deeds, and settlement packages., • Coordinate scheduling with notaries and/or attorneys where applicable., • Review executed closing documents and upload scanned packages into internal systems., • Ensure recording packages contain all required originals, affidavits, death certificates, and supporting documentation., • Assist with auditing final closing numbers, verifying demands/liens, and confirming wire instructions., • Track lender funding to ensure deposits are received and files are ready for disbursement., • Coordinate with Audit/Disbursement teams to ensure timely file disbursement., • Send funding/disbursement notifications to clients., • Follow up on releases and final title policies for electronic or FedEx delivery., • Order beneficiary statements, HOA documents, judgments, lien releases, and other payoff-related items., • Communicate with loan processors, loan officers, title officers, escrow officers, and transaction parties regarding file status and additional requirements. Qualifications • 1–3 years of Escrow Assistant or related title/closing experience required., • Knowledge of escrow procedures, title commitments, loan documents, and closing processes., • Experience with funding/disbursements, wire handling, and closing coordination preferred., • Strong attention to detail, organizational skills, and communication abilities., • Ability to work in a fast-paced onsite environment while managing multiple files simultaneously.
