Job Description Position Summary Pickens-Kane is seeking a hands-on Facilities Maintenance Manager to serve as the primary steward of our 400,000-square-foot warehouse and trucking facility in Chicago. This role combines daily hands-on maintenance, preventive maintenance planning, and vendor management to keep the facility safe, functional, clean, and ready to support warehouse and business operations. This is not a facilities engineer role and not a desk-only building oversight position. The right candidate is a strong all-around maintenance professional who enjoys fixing things, troubleshooting building issues, walking the facility, and knowing when to handle repairs in-house versus calling in outside vendors. The ideal candidate is experienced in warehouse, industrial, or large commercial facilities and can take ownership of the day-to-day upkeep of the building while helping leadership plan and prioritize maintenance needs. Essential Responsibilities Facilities Maintenance and Daily Operations • Oversee the day-to-day readiness, condition, and functionality of the warehouse facility and related work areas., • Conduct regular facility inspections to identify maintenance issues, safety hazards, and repair needs; document findings and ensure follow-up., • Perform routine, preventive, and corrective maintenance across building systems and general facility needs., • Troubleshoot and address issues involving HVAC, boilers, plumbing, electrical, lighting, ventilation, doors, hardware, finishes, and other building components., • Complete minor to moderately complex repairs in-house whenever practical and safe., • Maintain warehouse support spaces such as restrooms, breakrooms, office areas, and exterior areas in safe and working condition., • Coordinate seasonal facility needs such as snow and ice response, storm preparation, and seasonal HVAC transition tasks., • Develop and maintain preventive maintenance schedules for major building systems and equipment., • Maintain maintenance logs, work orders, inspection records, warranties, manuals, and service history., • Help maintain an organized inventory of tools, parts, and key facility assets., • Manage outside vendors and contractors for HVAC, boiler, electrical, plumbing, janitorial, pest control, landscaping, snow removal, fire/life safety, and other building services., • Determine which tasks should be handled internally versus outsourced., • Schedule vendor work, confirm completion, monitor quality, and hold vendors accountable for timelines and workmanship., • Assist with obtaining quotes, reviewing scopes of work, and coordinating small facility projects and repairs., • Help ensure the facility is maintained to company standards, OSHA expectations, and applicable building and safety requirements., • Coordinate required inspections and follow up on correction of deficiencies., • Maintain organized digital and physical records related to repairs, inspections, service visits, and preventive maintenance., • Communicate clearly with leadership regarding facility issues, repair status, priorities, and recommendations., • Work collaboratively with operations and site leadership to minimize disruption to warehouse activity., • Minimum 5 years of hands-on maintenance experience in a warehouse, industrial, commercial, or similar facility environment., • Strong practical knowledge of building maintenance, including HVAC, boiler/heat, plumbing, electrical, lighting, ventilation, and general building repair., • Demonstrated ability to diagnose issues, perform repairs, and make sound decisions on when to self-perform work versus engage a vendor., • Experience managing third-party vendors and contractors., • Strong organizational, time management, and follow-through skills., • Ability to communicate clearly in person and in writing., • Comfortable working in an active warehouse environment and prioritizing multiple issues in real time., • Experience in a large warehouse, distribution, storage, or logistics facility., • Supervisory or lead experience directing vendors, support staff, or maintenance workflows., • Experience with preventive maintenance systems, work-order systems, or CMMS tools., • Trade school, technical training, apprenticeship, or equivalent hands-on field experience., • Ability to stand, walk, bend, stoop, kneel, crouch, and climb ladders as needed., • Ability to work in mechanical rooms, warehouse areas, rooftops, and other facility spaces., • Ability to use hands and arms for tools, equipment, and repair tasks., • Ability to regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds independently, with heavier items moved using assistance or proper equipment. $75,000-$95,000 annually Compensation will be based on relevant experience, technical ability, certifications, and demonstrated success in hands-on facility maintenance and vendor management. It is best suited for a candidate who is closer to a senior maintenance lead / highly skilled handyman with strong vendor-management ability than to a pure facilities engineer.
