Job Description Responsibilities: Manage all aspects of the day-to-day activities/operations to ensure optimal functioning and maintenance of all facilities located on and the exterior of, the VRE property. Plans, schedules and manages all installations, inspections, repairs, maintenance and troubleshooting of building systems to ensure operability and compliance. Responsible for directing, supervising, and coordinating all facility services. Must always keep the interior and exterior of the property in aesthetically appealing and optimal functioning condition. This role is critical for building systems, equipment, and environment aligned with operational, safety, and sustainability goals Tasks: • Oversee all facility operations, building systems (HVAC, electrical, plumbing, mechanical) and grounds to ensure optimal performance, availability, and reliability., • Prepare and implement preventive maintenance programs to minimize downtime and improve asset longevity, • Ensure facilities maintenance, daily operations and tenant work complies with OSHA, environmental, and workplace health and safety standards, • Conduct regular inspections, safety audits, and risk assessments with self-directed corrective action., • Procure, negotiate, and supervise service contracts for maintenance, security, cleaning, waste disposal, landscaping, and utilities., • Manage and maintain all aspects of tenant relationships (e.g. KAM organization, VDSC, etc), • Create annual budget for all facility operating expenses and track facility operations metrics including ongoing costs, unplanned repairs, and utility usage to drive cost efficiency., • Manage, schedule, and oversee all annual inspections required by State and Local Municipalities - including Fire Equip./Life Safety, Boilers & Hot Water Heaters, Air Compressors and Elevators., • -Lead site emergency response planning, drills, and incident management for facility-related situation, • Manage all property access and security systems, equipment and applications which include 24/7 video surveillance, door access and burglar alarms., • Act as first responder to facility/security alarm system calls, building related emergencies, and power outages and performs initial troubleshooting of equipment and utilities as needed., • Plan, coordinate, and oversee facility projects including renovations, equipment installations, office moves, and expansions, • Manage the development of recommendations, solutions and alternatives for the elimination of weak points in the continuous improvement process for facility utilities and equipment., • Ensure documentation per cGMP where necessary and maintains SDS file., • Support engineering, IT, Operations, and EHS activities to achieve business goals., • Coordinate with Legal team as needed to resolve contract issues, support property tax appeals, etc., • To perform the duties of this job, it is regularly required to have and execute basic handyman, maintenance, and janitorial skills, • While performing the duties of this job, is regularly required to stand, sit, walk, climb stairs/ladders, kneel, crouch, or wear safety gear. Must regularly lift and / or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds., • Bachelor’s degree in Facilities Management, Engineering, Industrial Technology, or equivalent, • 7 years experience in facilities, property, and/or plant management, • Project/capital management experience, • Construction/contractor management experience, • Proficiency in BMS & Microsoft Office Suite, • Communication skills in English, • Strong leadership skills, • Mechanical and engineering aptitude, • Strong ‘hands on’ approach, • Strong interpersonal and communication skills with demonstrated ability to work within a team environment and thinking/working across divisions, • Organizational skills, initiative, ability to drive results, • Flexibility, • Ability to plan and manage own work, • Customer Service Oriented Company DescriptionOverview Join our team at Vetter Development Services, an international leader in aseptically prefilled syringe systems, cartridges, and vials production.
