Job Description We’re seeking an experienced Construction Project Manager who can steer multiple ground-up and value-add projects—from escrow closing through Certificate of Occupancy—while juggling dozens of moving parts across several properties at different stages. You’ll coordinate architects, engineers, and city agencies; drive schedules; and keep meticulous documentation so nothing slips through the cracks. Key Responsibilities Phase Typical Tasks You’ll Own & Track Pre-Purchase / Due Diligence • Coordinate land survey, soils report, LID analysis, and SB-8 vendor scope, • Review entitlement risk and work with architect on concept & massing studies Entitlements & Permitting • Prepare/demo permits; secure structural, MEP, and grading plans, • Manage LADBS plan checks (A, B, U) and RTI issuance, • Submit solar, temp-power, DWP service, and water-meter applications Construction Prep • Schedule asbestos abatement & demo contractors, • Oversee gas, electric, and service-line design approvals, • Track developer-fee refund requests and park & rec contributions Vertical & Site Work • Maintain critical path schedule; proactively resolve RFI/field issues, • Coordinate GC and trade partners to meet quality, safety, and budget goals Close-Out & Occupancy • Lead punch-list, inspections, and special testing, • Compile all affidavits for LADBS Certificate of Occupancy, • Deliver complete turnover package to property-management team Must-Have Qualifications • 3+ years recent experience managing ground-up or major rehab projects (multifamily or mixed-use preferred), • Solid working knowledge of LA permitting (LADBS), DWP, SB-8, and utility coordination Conflict-of-Interest Requirement You may not own, operate, or actively work for another real-estate brokerage, property-management, or leasing business while employed with us; any personal real-estate activities must be disclosed and pre-approved.
