
Position Summary: The Repairs, Voids and Planned Works Operative is responsible for carrying out a wide range of building maintenance, repair, and refurbishment tasks across Dartford Borough Council’s housing stock and associated properties. The role supports responsive repairs, void property preparation, planned maintenance, and capital improvement programmes, ensuring all works are completed safely, efficiently, and to a high quality standard. Key Responsibilities • Carry out responsive maintenance, including emergency and urgent repairs during and outside normal working hours., • Complete void property works, ensuring vacant dwellings are repaired, redecorated, and ready for re-letting to agreed standards., • Undertake planned maintenance and major works, including refurbishments, kitchen and bathroom renewals, redecoration, and minor structural works., • Support disrepair cases and disability adaptation works (e.g., grab rails, ramps, level-access showers)., • Conduct servicing and safety checks in line with statutory requirements (gas, electric, water, etc.) where qualified., • Perform routine inspections and report defects, ensuring all materials and equipment are used safely and efficiently., • Maintain high levels of customer care, particularly when working in occupied properties., • Ensure compliance with Health & Safety, CDM regulations, COSHH, and Council policies., • Accurately complete job records, timesheets, and digital reports via handheld devices or job management systems., • Liaise with supervisors, planners, and subcontractors to ensure timely completion of works., • Essential Skills and Experience, • Proven experience in one or more building trades (e.g., carpentry, plumbing, plastering, painting & decorating, electrical, general building)., • Experience of working within social housing, local authority, or public-sector maintenance environments., • Knowledge of responsive repair processes, void standards, and planned maintenance programmes., • Ability to interpret technical drawings, specifications, and work orders., • Excellent problem-solving, communication, and customer service skills., • Full UK driving licence and ability to travel between sites., • Desirable Qualifications, • NVQ Level 2 or 3 in a relevant trade (e.g., Carpentry, Painting & Decorating, Plumbing, Electrical)., • CSCS Card or equivalent construction safety certification., • Asbestos Awareness, Working at Height, and Manual Handling training., • Gas Safe or NICEIC registration (for specialist roles)., • Experience using mobile job management systems., • Reporting To: Repairs & Maintenance Supervisor / Contract Manager Work Type: Full-time, site-based role covering properties across the Kent Thames Gateway area.
