Job DescriptionDescription: Bestway Services is looking for a Airport Garage Janitorial Project Manager for our janitorial contract with The Nashville International Airport! The Project Manager is responsible for overseeing approximately 40 employees and ensuring that the work is completed to the contract specifications through inspections and audits. • Oversee and manage day-to-day custodial services in accordance with contract requirements, • Ensure contract standards are met or exceeded across all locations, • Manage janitorial services and site operations in partnership with subcontractors, • Develop and manage work plans, shift assignments, and rotational/deep-clean schedules to ensure consistent execution, • Conduct daily walkthroughs/inspections, document findings, and drive corrective actions, • Ensure cleanliness of assigned contracted areas, • Oversee equipment readiness and coordinate maintenance/repairs; ensure equipment issues are tracked and resolved, • Maintain janitorial closets and storage areas; ensure supplies are adequately stocked and inventoried, • Coordinate subcontractor performance as applicable and ensure subcontracted services meet contract standards, • Promptly notify client and place Work Orders when repairs, inoperable equipment, or damage to contract areas are identified, • Ensure required management coverage is in place, including a full-time Assistant Project Manager working an alternate shift, • Ensure an Equipment Technician is staffed to provide preventive maintenance/repairs, staff training, and a weekly equipment report/log, • Continuously developing and maintaining contract Quality Control Program (QCP), including inspections, documentation, and communication procedures, • Prepare and submit reports, including, but not limited to: Daily reports, Weekly reports / action plans and inspections, • QA/QC report summarizing collected data, identifying improvement areas, and recommending cleaning schedule improvements, • Maintain a monthly organizational chart showing each employee’s assigned work area by name and position, • Direct and manage Assistant PMs, supervisors, and frontline staff; ensure adherence to attendance, uniform standards, all required procedures and standards, • Conduct performance evaluations for Assistant PMs, supervisors, and frontline staff (as assigned) and document performance, coaching, and development plans, • Support recruiting, onboarding, and staffing stabilization to ensure contract coverage and retention, • Ensure new staff receive training before working independently, • Train employees on procedures, chemical use, equipment operation, and site expectations, • Conduct monthly safety training and maintain SDS compliance, • Complete no-notice and scheduled inspections/walkthroughs on all shifts to ensure standards are met, • Enforce uniform compliance and professional behavior per the employee handbook, • Review and manage daily time entries and make necessary adjustments in Vericlock, • Track and manage employee and subcontractor hours and call-offs, • Attend all assigned meetings, • Respond promptly to client concerns and provide professional updates, • Analyze, and manage labor hours to remain within budgeted and contractually required thresholds, • Develop and implement site programs, procedures, dashboards, and tracking tools (inventory, staffing/labor, equipment, project work, and compliance), • Maintain organized contract files and records (reports, inspections, training logs, SDS, work orders, incident documentation, etc.), • Oversee Fleet Management to ensure cleanliness, inspection, and scheduled maintenance of assigned vehicles, • Train drivers on vehicle care, reporting procedures, incident reporting, and usage requirements, • Manage vehicle assignments, maintenance, usage logs, and incident reporting, • Ensure incidents are escalated and documented appropriately; PM/designee remains on-call and responsive, • Maintain familiarity with applicable safety/environmental requirements, • Perform other duties as assigned, • Medical, dental, vision, short-term disability, and long-term disability coverage availableRequirements: The Project Manager will oversee janitorial operations Parking Garages and associated garage/plaza areas and will serve as the primary authority responsible for contract execution, compliance, staffing, and overall performance. This is a hands-on leadership role requiring decision-making authority, ownership of outcomes, and accountability for contract performance. The PM will communicate primarily with Client and remain available for immediate and all communications. Minimum Requirement: • Minimum six (6) years of janitorial/custodial management experience (facilities of similar size/complexity preferred), • Must be able to be a full-time Project Manager and be on-site a minimum of forty (40) hours per week, • Must be on-call for emergencies and able to report to the job site within one (1) hour, • Proficiency with Microsoft Office and mobile reporting/inspection tools, • Must be able to obtain and maintain airport security badging/SIDA access, • Valid driver’s license CLASS D
