Job DescriptionProject Manager We are a boutique development group headquartered in Indianapolis with offices in Cincinnati, Denver, and South Florida. We focus on on the development of Class A industrial spaces, primarily manufacturing, distribution, logistics, and e-commerce locations for our clients. We acquire, build out, and deliver locations nation wide spanning from Washington State to Miami, FL. We are growing quickly and looking to add multiple development associates to the team to continue to push growth. We are looking for experienced individuals who have a background in Class A industrial construction or development including other development managers, project managers, and superintendents looking to get into the real estate side of construction. What You Need • 5+ Years of experience in Industrial Construction (class A/tilt-wall), • Must have Class A Industrial Building experience, • Will Consider 5+ years as Project Manager on Class A construction projects, • Knowledge of build-to-suit projects, • BS Degree in Related Field, • Extensive Knowledge on Zoning, Permitting, Surveying, Environmental, and utilities for industrial projects, • Strong Contract Negotiation SkillsWhat you will be doing, • Lead Identification, due diligence, underwriting, and acquisition of strategic land opportunities., • Oversee surveys, geotechnical studies, environmental reviews, legal/zoning analysis, and permitting activities., • Drive creation, negotiation, and documentation of easements, CC&Rs, and other related legal instruments., • Manage entitlement process, including coordination with municipal staff and securing zoning/plan approvals., • Direct third-party preconstruction and design teams, to ensure alignment with project goals., • Develop & Maintain predevelopment budgets, schedules, site plans, building layouts, and underwriting updates., • Monitor design and preconstruction progress agains approved budgets, schedules, and proformas., • Manage construction schedules, costs, change orders, utility setup, early tenant access, and project turnover.
