Job Description Operations Manager Location: Bedford, Texas (home office) with travel to properties primarily within 250 miles Company: Integra‐Peak Management (IPM) About Integra‐Peak Management Integra‐Peak Management oversees a portfolio of 60+ multifamily apartment communities and 2,000+ units, including Low‐Income Housing Tax Credit and USDA Rural Development communities (and related variations). Role Summary The Integra-Peak Operations Manager provides hands‐on leadership across IPM’s portfolio, ensuring operational excellence, culture, and compliance while engaging directly with staff and investing in people. This role owns the creation and rollout of clear operational policies/SOPs, champions team‐building initiatives, leads weekly company communications and applies artificial intelligence and modern tools to streamline workflows. The Operations Manager partners closely with the President and the Vice President of Compliance & Operations, and provides guidance to regional supervisors and site teams on day‐to‐day operations, maintenance programs, capital projects, budgeting, and long‐ and short‐term planning. Success requires a people‐centric, tech‐savvy, and highly organized leader who can wear many hats, communicate clearly, and connect the dots between on‐site realities and portfolio‐level goals. Key Responsibilities Operational Leadership & Policy (Comfortable Crafting) • Develop, update, and implement operational policies and procedures that are practical, scalable, and aligned with IPM’s mission., • Standardize SOPs across sites (maintenance, turn processes, vendor management, work orders, inspections, safety, reporting cadence)., • Actively engage with staff through regular site visits, coaching, office hours, and open‐door communication, utilizing tools like instant chat and videoconferencing to bridge the geographic distance to sites., • Initiate and assist with company team‐building initiatives (quarterly events, cross‐property huddles, recognition programs) to foster unity and collaboration., • Identify, pilot, and deploy AI‐enabled tools and processes (e.g., drafting templates, reporting automations, scheduling aids, FAQs/knowledge base) to reduce friction and boost productivity., • Lead retention strategies (onboarding, stay interviews, career pathways, recognition, learning plans)., • Build individualized development plans, mentor supervisors, and help coordinate training curricula that strengthen leadership and on‐site execution., • Oversee portfolio performance for a defined group of properties while providing guidance on capital projects and preventive/ongoing maintenance programs., • Source reliable contractors, work with existing relationships, negotiate terms, and direct regional supervisors/site managers on project execution, timelines, and close‐out documentation., • Collaborate on budgeting, forecasting, and variance analysis; ensure cost control and ROI discipline., • Deliver weekly and monthly reports; keep dashboards current (occupancy, delinquency, turns, work orders, capex progress, safety, staffing)., • 5+ years in upper middle management with a track record of team leadership. Any background in affordable multifamily operations/asset/property management may be a bonus, but is not necessary., • Demonstrated ability to craft and implement policy and drive adoption., • Strong communicator (written and verbal); effective with email, video conferencing, and phone across diverse audiences (rural managers, maintenance techs, vendors, agencies)., • Analytical and organized; adept at time‐blocking and portfolio‐level prioritization; calm under pressure with strong follow‐through., • Tech‐forward/AI‐savvy; fluent computer skills, including Microsoft Office/365; comfortable learning and teaching new tools., • Bonus: Proficiency with property management and financial software; able to interpret reports and set short‐/long‐term goals., • Ideal: working knowledge of affordable housing programs (HUD, LIHTC, USDA RD, Section 8).
