CERTIFICATION AND LICENSE REQUIREMENTS * Must hold and maintain a valid motor vehicle operator’s license according to the State of NC requirements. *Will need to travel to school facilities on a frequent basis. PREFERRED QUALIFICATIONS: * Experience with Maximo, building systems and building maintenance operations and/or construction. ESSENTIAL DUTIES AND RESPONSIBILITIES: * Participates in review of design documents for compliance with Design Guidelines. * Performs/manages comprehensive assessments of building envelope, HVAC, electrical, interior finishes, and systems. * Initiates workorders for deficiencies found during facility assessment. * Manages contracts of firms involved in plan production used for property accounting drawings. * Initiates changes to update property accounting drawings. * Maintains needs list for systems and building assets repair/replacement. * Assists in development of scope for upcoming projects. * Assists in development of cost estimates for upcoming projects. * Develops cost projections for various system replacements based on building square footage and system type. * Creates asset sheets for entry of asset data into Maximo. * Develops and maintains Facility Condition Index for each facility. * Performs other related duties, as assigned. WORK ENVIRONMENT/PHYSICAL REQUIREMENTS This job operates in a professional office environment and has a noise level of mostly low to moderate. This role routinely uses standard office equipment such as computers, scanners, and copiers. The position, at times, must be able to come into direct contact with school system staff students, design professionals, contractors, and the general public. Work is considered light physical work, requiring the exertion of up to ten pounds of force. Position requires bending, stooping, lifting, carrying, standing, walking, climbing stairs and ladders. Must be able to physically access all elements of a construction site. Visits to schools and other sites are also required with possible exposure to extreme weather conditions, dust, pollen, insects and housekeeping chemicals. The work requires frequently driving of automotive equipment.
