Position Purpose At GoldOller, Service Technicians – Plumbing play a critical role in delivering a safe, comfortable, and high-quality living experience for our residents. This role focuses on diagnosing plumbing issues, completing repairs and installations, and ensuring plumbing systems operate efficiently across the community. You’ll work hands-on to resolve service requests such as leaks, blockages, water heater concerns, and drainage issues while also supporting the overall maintenance of the community. Your technical expertise, attention to detail, and commitment to service help ensure every home is well-maintained and ready for residents to enjoy. Through teamwork, proactive communication, and preventative maintenance practices, Service Technicians help preserve the integrity of our properties and create communities our residents are proud to call home. What You’ll Do Financial & Administrative • Support maintenance operations by managing inventory, materials, and expenses responsibly., • Obtain approval from the Service Manager before overtime unless responding to emergencies., • Assist with move-in and move-out inspections with attention to plumbing systems, fixtures, and water heaters., • Document service requests, repairs, and resident-caused damages accurately in the work order system., • Maintain daily communication with the Service Manager regarding work order progress and property needs., • Complete all reports and software entries accurately and on time., • Maintain a professional image and positive attitude when interacting with residents, vendors, and team members., • Support fellow maintenance team members through collaboration, knowledge sharing, and teamwork., • Embrace new technology and operational processes to improve efficiency., • Foster a positive, solution-focused work environment., • Diagnose and repair plumbing issues including leaks, clogs, water pressure concerns, and system malfunctions., • Install, maintain, and repair plumbing fixtures, water heaters, drainage systems, and supply lines., • Complete service requests within 24 hours whenever possible., • Respond to emergency maintenance calls, including urgent plumbing issues., • Document work orders daily with detailed notes on diagnostics, repairs, and materials used., • Perform preventative maintenance on plumbing systems and related equipment., • Maintain tools, equipment, and shop areas in an organized and professional manner., • Monitor work orders for recurring plumbing issues and report long-term concerns to the Service Manager., • Walk and inspect assigned property areas regularly to identify maintenance or plumbing concerns., • Help maintain common areas, breezeways, stairwells, and grounds to community standards., • Monitor for drainage issues, water leaks, irrigation concerns, or standing water., • Greet residents with professionalism, eye contact, and a friendly attitude., • Communicate clearly and courteously with residents regarding service requests., • Maintain confidentiality and professionalism when discussing maintenance matters., • Strong troubleshooting and problem-solving skills for plumbing and maintenance issues, • Proficiency using plumbing tools and equipment, • Ability to read blueprints, schematics, and technical drawings, • Strong organizational and multitasking abilities, • Working knowledge of Fair Housing, ADA, OSHA, and local building codes, • Strong communication skills and the ability to work collaboratively with residents, vendors, and team members, • High school diploma or GED preferred, • 3–5 years of hands-on plumbing experience in residential, commercial, or multifamily settings, • Minimum 1 year of multifamily or residential maintenance experience preferred, • Ability to lift and carry up to 50 lbs and perform physical tasks including standing, climbing, and bending, • Valid driver’s license and reliable personal vehicle, • Must possess basic plumbing and maintenance tools, • Experience in plumbing, electrical, carpentry, painting, and general maintenance, • Knowledge of plumbing codes and safety regulations, • EPA Certification preferred, • CPO or CAMT certification preferred, • Willingness to work weekends and travel when needed GoldOller Real Estate Investments is a growing real estate investment company that acquires, develops, and operates multifamily communities throughout the country.
