Van Metre has a Service Manager position available to work on site at Woodland Park Apartments located in Herndon, VA! Woodland Park Apartments consists of 753 residential units. In this role, you will be responsible, under the direction of the Property Manager and Director of Facilities, for the overall management of the apartment complex and all areas related to the day‐to‐day maintenance operations of the residential community. Essential duties include but are not limited to: • Manage maintenance team of three staff members, • Electrical, plumbing, carpentry, appliance repair and painting, • Organize and Manage the different programs required by State and Federal Jurisdictions, • Meet with and direct contractors as needed, • Work closely with the Property Manager to ensure all areas of the property are maintained to the Van Metre standards., • Manage the facility side of the budget., • Repair and treat structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors, • Keep informed of pending vacant units and schedule all the vendors for the make ready process., • Manage the daily flow of service requests., • Submit the required weekly reports to the corporate office, • Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC systems, • Responsible for managing and carrying out 24 hour emergency maintenance schedule, • Schedule and complete preventative maintenance program Service Manager must maintain a professional and courteous manner with residents, visitors, contractors and fellow employees. Service Manager must have the necessary skills to effectively complete tasks outlined above. One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships. Education/Qualifications: • 3+ years' of maintenance supervisor experience or valid training, • 3+ years of prior supervisory experience at a large property, • EPA Universal certification required, • Strong understanding of appliance, electrical and plumbing repair, • Basic knowledge of HVAC and electrical circuitry, • Current on OSHA, building and safety standards, • Provide own basic tools and be knowledgeable and skilled in the safe use and maintenance of tools Compensation and Benefits information: Van Metre offers excellent benefits, and a work environment that fosters and rewards excellence. Job Description Van Metre is seeking a Floating Leasing Consultant to work between Tuscarora Creek Apartments in Leesburg, VA and Broadlands Apartments in Ashburn, VA. In this role, you should have a basic understanding of GAAP and financial principles and terms who is ready for an immersive, real-world experience. Under the supervision of our staff, the Accounting Interns can expect to participate in the preparation of journal entries and financial reports, analyze actual financial data, learn more about Accounting Software, and assist with other accounting activities. Van Metre has a Maintenance Technician position available to work at Dulles Glen Apartments in Herndon, VA. Pay is $24-$25/hr and in addition you will be eligible for a $5,000 annual bonus paid quarterly! Under the direction of the Property Manager and Service Manager, the Maintenance Technician is responsible for general maintenance, repairs in apartments and buildings, maintaining curb appeal and quality of apartment homes, responding to resident service requests, and adhering to all safety policies. Essential duties include but are not limited to: • Assist the Service Manager with directing and overseeing all aspects of maintenance of the community, • Schedule and perform preventative maintenance, inspections and janitorial services, • Perform general repair of property grounds, apartments, and building exteriors, • Assist with maintenance of storage areas and maintenance materials, • Perform turnover work as defined by Van Metre of vacant units, • Walk the property daily to uphold curb appeal and monitor safety issues, • Notify Service Manager and Property Manager of any safety or liability concerns as well as preventative maintenance needs, • Responsible for knowledge of property specific problems, • Maintain accurate records of all tasks completed, • Manage inventory and storage areas, purchasing adequate maintenance materials for service requests and apartment turns, • Perform work area clean-up and safety-related duties, • Wear back support belt when lifting more than 25 lbs. or while performing repetitive bending and stooping functions during working hours; use safety equipment (goggles, masks, gloves, etc.) as tasks dictate, • Monitor and perform service requests from residents in a timely fashion, • Ensure excellent customer service The Maintenance Technician must maintain a professional and courteous manner with residents, visitors, contractors and fellow employees. Maintenance Tech must have the necessary skills to effectively complete tasks outlined above. One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.
