Job DescriptionSalary: Annual Salary: $68,000 Property Manager Position Overview The Property Manager is responsible for the operational oversight, leasing performance, and overall condition of multiple multifamily communities within an assigned region. This role supervises leasing staff across several properties and works closely with the Regional Property Manager and Maintenance Area Supervisors to ensure communities operate efficiently, maintain high occupancy, and meet company standards. The PM is a hands on leadership role. Their office is mobile and they are expected to work from the properties within their portfolio rather than from a fixed location. This position requires frequent travel between communities, direct engagement with on site teams, operational oversight, and proactive problem solving. The PM plays a key role in driving leasing performance, maintaining property standards, supporting staff development, and ensuring each community maintains strong occupancy and operational performance. This role oversees an assigned portfolio of approximately1000 units in 6-10 locations. Travel and Field Work Expectations The PM works primarily in the field and is expected to operate from the communities within their portfolio. • The PM will work from properties within their region and maintain a mobile office environment, • The expectation is that the PM will be present at a property within their portfolioeach workday, • Travel within the assigned operating area is included as part of compensation, additional mileage will not be reimbursed. Reliable transportation and valid drivers license is a requirement of this position., • Travel exceeding 50 miles outside the normal operating area will be reimbursed at the company mileage rate if and when the company vehicle is not available for use., • A company vehicle may be available for employees with an acceptable driving record when travel over 50 miles is required., • Regular presence at the properties is required to maintain strong leadership visibility and operational awareness Leadership and Staff Development The PM directly supports and supervises leasing teams across multiple communities. Responsibilities include but are not limited to: • Providing leadership and operational support to leasing agents across assigned properties, • Ensuring staff are performing the duties outlined in their leasing role, • Providing continuous training and coaching to improve leasing performance and customer service, • Encouraging a positive team environment and maintaining a strong sales focused culture, • Monitoring staff professionalism, communication, and adherence to Fair Housing standards, • Covering leasing offices when staffing shortages occur or when additional support is needed Leasing Performance and Sales Oversight The PM is responsible for driving leasing performance and maintaining occupancy goals. Responsibilities include but are not limited to: • Monitoring occupancy levels across assigned communities, • Working with the Regional Property Manager to maintain a98 percent occupancy goal, • Reviewing weekly leasing performance reports, • Reviewing guest card activity and prospect follow up, • Monitoring the time it takes staff to respond to leads and ensuring company response standards are met, • Monitoring how leasing agents communicate with prospects through email and other written communication to ensure professional and effective sales language, • Assisting leasing teams in improving conversion from leads to tours and tours to applications Property Oversight and Site Inspections The PM ensures that each property maintains strong curb appeal, operational functionality, and company standards. Responsibilities include but are not limited to: • Conducting property walks while visiting each community, • Ensuring daily property walks are being completed by on site staff, • Conducting and verifying vacant unit walks, • Ensuring patio inspections and violation monitoring are completed, • Observing overall property appearance, safety concerns, and operational issues, • Confirming that office spaces, clubhouses, and amenities are clean and professionally presented Market Monitoring and Pricing Strategy The PM plays an active role in monitoring market conditions and recommending rental strategies. Responsibilities include but are not limited to: • Reviewing market surveys completed by leasing staff, • Monitoring competitor pricing, availability, and concessions, • Meeting weekly with the Regional Property Manager to discuss market conditions, • Recommending rental rate increases, decreases, or leasing specials when necessary, • Ensuring pricing strategies remain competitive within the local market Marketing Oversight The PM ensures that marketing activity is consistent and effective across all communities. Responsibilities include but are not limited to: • Ensuring marketing listings are accurate and up to date, • Verifying Craigslist advertising is being refreshed regularly, • Ensuring weekly social media posts are being created and submitted through Birdeye, • Reviewing marketing content for professionalism and compliance with Fair Housing standards, • Ensuring marketing activity supports lead generation and leasing traffic Resident Relations and Compliance The PM assists with resolving resident concerns and maintaining compliance with lease terms. Responsibilities include but are not limited to: • Addressing resident complaints and working toward appropriate resolution, • Preparing lease violations and submitting them for approval when required, • Ensuring lease enforcement procedures are followed consistently, • Supporting resident retention efforts Administrative and Operational Oversight The PM is responsible for maintaining operational accuracy and documentation across properties. Responsibilities include but are not limited to: • Completing final accountings, • Monitoring move ins and move outs, • Conducting file audits to ensure proper documentation, • Tracking renewal offers and lease expiration timelines, • Monitoring month to month leases and sending reminders, • Ensuring annual inspections are completed, • Monitoring delinquency reports and collection progress, • Reviewing rent rolls for accuracy, • Managing petty cash controls where applicable Maintenance Coordination The PM works closely with Maintenance Area Supervisors to ensure property maintenance needs are addressed. Responsibilities include but are not limited to: • Coordinating with maintenance leadership on repair priorities, • Scheduling and ensuring vacant unit turns align with leasing timelines, • Monitoring maintenance response times, • Identifying maintenance concerns during property walks Weekend and After Hours Expectations The PM maintains leadership availability beyond standard business hours when necessary. Expectations include: • Conducting periodic weekend check ins with staff who are working weekends, • Weekend check ins will typically occur approximatelyonce per monthand are intended as brief support check ins rather than full day site visits, • Attending community resident events, socials, and property functions when scheduled, including evening or weekend events when applicable, • Remaining available for emergency situations during evenings and weekends as needed Weekly Property Manaer Operational Checklist Each week the PM is expected to review operational activity across their assigned communities. Weekly oversight includes but are not limited to: • Visiting each property within the portfolio and maintaining maintenance schedules, • Conducting property walks and observing overall property conditions, • Walking multiple vacant units to confirm readiness, • Reviewing guest cards and prospect follow up activity, • Monitoring lead response times and leasing activity, • Reviewing leasing performance and application trends, • Reviewing delinquency reports, • Reviewing renewal pipeline and upcoming lease expirations, • Checking marketing listings and advertising activity, • Reviewing file compliance through spot file audits, • Communicating operational updates with the Regional Property Manager Professional Expectations Property Managers are expected to demonstrate strong leadership, accountability, and operational awareness.
