Job Description Job Title: Facilities Technician Job Description The Facilities Technician performs a wide range of preventive maintenance and repair tasks to ensure that modern, technology-enabled buildings and grounds operate safely, efficiently, and reliably. This role combines hands-on work in plumbing, carpentry, electrical, HVAC, and general facilities maintenance with the use of digital tools and work order systems. The Facilities Technician works in a customer-facing environment, supports multiple locations as needed, and takes initiative to identify and resolve issues before they affect guests or residents. Responsibilities • Perform general plumbing tasks such as changing shower heads, sinks, drains, and related fixtures to ensure proper function and appearance., • Carry out general carpentry work, including repairing beds, doors, and other fixtures using appropriate hand and power tools., • Handle general electrical maintenance, including replacing lamps and bulbs, tracing electrical lines, and addressing minor electrical issues within scope., • Monitor building HVAC systems, clean vents in rooms, and troubleshoot basic HVAC issues while coordinating with external HVAC contractors for complex repairs., • Use iPads and digital work order systems to receive, track, and complete maintenance requests accurately and on time., • Operate and support motorized blinds and other modern building systems, applying specific training provided and following established procedures., • Perform preventive maintenance on building systems and equipment, including painting, lighting, and general facilities upkeep, to minimize downtime and extend equipment life., • Change out equipment components such as motors and sensors, and verify proper operation after installation or repair., • Inspect building interiors and exteriors regularly, identify maintenance needs, and take proactive steps to address issues without waiting for tickets., • Provide responsive, courteous customer service to guests, residents, and staff, clearly communicating status and timelines for maintenance requests., • Document work performed, parts used, and any follow-up actions required in the work order system, ensuring accurate maintenance records., • Support facilities operations across two locations, traveling between sites as needed and assisting at the secondary facility when required., • Follow safety procedures and best practices when using tools, equipment, and ladders, and when working on or near electrical and HVAC systems., • Collaborate with other facilities and external contractors to coordinate repairs and projects, ensuring minimal disruption to building occupants., • General plumbing experience, including replacing shower heads, sinks, drains, and related fixtures., • General carpentry skills, including using hand and power tools to repair beds, doors, and other building components., • General electrical maintenance experience, including replacing lamps and bulbs and tracing electrical lines., • General HVAC experience, including monitoring HVAC systems, cleaning vents, and basic troubleshooting within a commercial or residential setting., • Demonstrated technical aptitude with modern building systems, including motors, sensors, and automated equipment., • Ability to use iPads, email, and computer-based work order systems to manage maintenance tasks and communication., • At least 6 months of building maintenance experience, preferably within apartment complexes, hotels, or similar facilities., • Ability to lift 50+ pounds on a daily basis and perform physically demanding tasks safely., • Strong written, verbal, and email communication skills for interacting with building occupants and documenting work., • Customer-facing experience in previous roles, with a focus on delivering high-quality service in environments such as apartments, hotels, or corporate facilities., • Experience performing preventive maintenance on building systems, including facilities, HVAC, electrical, plumbing, painting, lighting, and general repairs., • Ability to troubleshoot issues across facilities systems and identify appropriate solutions or escalate when necessary., • Proactive, self-motivated approach with a demonstrated ability to take initiative and address issues without waiting for work tickets., • Previous maintenance experience in a hotel or apartment complex environment., • Experience working in customer-focused environments such as apartments, hotels, or corporate facilities., • Experience working on rooftop HVAC units and familiarity with rooftop equipment safety considerations., • Familiarity with VAV (Variable Air Volume) boxes and related HVAC control systems., • Experience in residential maintenance and/or contractor work, particularly in building maintenance and preventive maintenance., • Experience using hand tools safely and effectively for a variety of maintenance tasks., • Any exposure to CFC-related work or HVAC certifications is beneficial., • Strong attention to detail and ability to follow established procedures and maintenance schedules., • Ability to prioritize multiple tasks, manage time effectively, and adapt to changing maintenance needs. Work Environment This role is based in a contemporary, technology-forward facility environment with modern building systems and equipment. The schedule typically follows either a Tuesday–Saturday or Sunday–Thursday workweek, with shifts from 8:00 a.m.–4:00 p.m. or 12:00 p.m.–8:00 p.m., providing consistent daytime hours. The Facilities Technician primarily works at one location but must be open to driving between two nearby sites and will be cross-trained to support both facilities as needed. Work involves regular use of hand tools, iPads, and digital work order systems, as well as interaction with HVAC, electrical, plumbing, lighting, and other building systems. The position requires frequent standing, walking, bending, and lifting 50+ pounds, including work in mechanical rooms, on rooftops, and in guest or resident spaces. The environment emphasizes professionalism, safety, and customer interaction, with a focus on maintaining clean, comfortable, and well-functioning spaces for building occupants. Dress is expected to be appropriate for a professional maintenance role and suitable for both customer-facing interactions and hands-on technical work. Job Type & Location This is a Permanent position based out of Washington, DC. Pay and Benefits The pay range for this position is $25.00 - $30.00/hr.
