You will take ownership of a portfolio of properties, ensuring rooms are filled quickly, enquiries are converted efficiently, and void periods are kept to an absolute minimum. This is not a passive or purely administrative role — you will be expected to actively drive lettings performance. Key Responsibilities • Advertising rooms and properties on Rightmove and SpareRoom, • Managing and responding to high volumes of enquiries, • Booking and conducting viewings, • Converting applicants into tenants, • Progressing tenants through onboarding via Goodlord, • Supporting rent and tenancy processes via PayProp, • Managing move-ins, check-ins, and tenant handovers, • Carrying out occupancy checks and basic inspections, • Managing void units and preparing them for re-let, • Identifying and resolving issues impacting lettability Commission Structure Commission is paid based on the number of successful lets completed: • First 5 lets per month → £50 per let, • 6–10 lets → £75 per let, • 11+ lets → £100 per let High performers can expect to earn £500 – £1,000+ per month in commission, with no cap. Electrical Authorised Person (AP) – Water Industry Overview We’re supporting a major programme of upgrade and expansion works within a live water/wastewater treatment environment. The project involves significant improvements to pumping infrastructure, treatment processes, sludge handling, and associated electrical and control systems. As part of this, we’re looking to engage an experienced Electrical Authorised Person (AP) to take responsibility for safe systems of work, LV/HV operations, and electrical isolation management across a complex, multi-disciplinary site. Key Responsibilities • Act as Electrical Authorised Person (AP) for LV (and HV where applicable), ensuring compliance with site-specific safe systems of work and permit procedures, • Carry out and manage electrical isolations, switching operations, and issue/receipt of Permits to Work (PTW) in line with DSR and client standards, • Review and approve RAMS for electrical works, ensuring all activities are carried out safely within a live treatment environment, • Coordinate electrical works across multiple contractors, ensuring safe sequencing and minimal disruption to operational assets, • Provide technical oversight on installation, testing, and commissioning of electrical systems including MCCs, control panels, pumps, and process equipment, • Support commissioning activities including pre-energisation checks, functional testing, and system handover, • Liaise closely with operations teams to plan outages, shutdowns, and tie-ins to existing infrastructure, • Ensure compliance with industry standards (e.g. BS 7671, WIMES, client specs) and maintain high levels of QA/QC documentation, • Assist with fault finding, inspection, and verification of electrical installations, • Maintain accurate records of isolations, switching logs, and permits, • Promote a strong health & safety culture, particularly within high-risk environments (confined spaces, wet processes, flood-prone areas) Experience & Requirements • Proven experience as an Electrical AP within the water or wastewater sector, • Strong knowledge of treatment works environments (pumping stations, process plant, sludge handling, etc.), • Experience working on upgrade/expansion schemes within live operational sites, • Familiar with permit systems, isolation procedures, and electrical safety rules within utilities, • Good understanding of commissioning processes (FAT/SAT, energisation, handover), • Ability to coordinate multiple subcontractors and interface with operations teams, • Relevant qualifications – e.g. NVQ/City & Guilds in Electrical Engineering, 18th Edition, AP certification, • CSCS/ECS card (or equivalent), with additional tickets such as SSSTS/SMSTS beneficial What You’ll Be Working On • Installation and integration of new electrical infrastructure to support increased treatment capacity, • Upgrades to pumping systems, screening equipment, and sludge/process treatment assets, • Electrical works associated with environmental compliance improvements (e.g. tighter discharge consents, phosphorus removal, odour control systems), • Resilience-focused works including flood mitigation measures and protection of critical assets, • Interface with on-site energy generation systems and associated electrical distribution.
