Job Description POSITION OVERVIEW: The Maintenance Assistant provides support and is accountable for delivering on our commitments to our residents. This includes quality move-ins, residential satisfaction, expedited service, and personal attention to the resident. DUTIES AND RESPONSIBILITIES: MLDC Management team members exceed expectations by going above and beyond to perform any reasonable task/request that is consistent with fulfilling company objectives. Conduct all business in accordance with company policies & procedures, EPA regulations, O.S.H.A. regulations, Texas anti-entrapment laws, and all other laws pertaining to apartments. FINANCIAL · Works with Maintenance Supervisor to determine maintenance budget. · Submits all vendor/contractor invoices to Community Manager for approval and submission to the Accountant. KEY FUNCTIONS · Prepares Market Ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move in experience. · Responds to resident requests in a timely manner and with a professional attitude. · Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable). · Maintains grounds, pools/ hot tubs, common areas, and dog park amenities to keep clean, operational, and safe for our residents. · Reports any maintenance concerns on vacant units, models, and common areas, to the Lead Maintenance. MAINTENANCE & SAFETY · Ensure that the appearance and physical aspects of the community exceed MLDC established standards by physically walking/inspecting the property daily, making repairs & submitting report to the Maintenance Supervisor as needed. · Must immediately notify the Community Manager of any illegal conduct by a vendor, resident or employee. · Accompany outside vendors on service request calls for occupied apartments when necessary. · Interpret company policies to workers and enforces safety regulations · Schedule & perform all preventative maintenance as well as “special projects” list OTHER RESPONSIBILITIES · Performs maintenance as scheduled by the Lead Maintenance. · Knowledgeable of state, local, and federal fair housing laws. · Performs duties as assigned, in a timely manner. · Delivers superior customer service and always represents the company in a professional manner . · Maintains and safeguards all company tools and equipment. · Perform any other related duties as required or assigned. GENERAL · Perform any additional duties/tasks and meet deadlines to exceed expectations assigned by the Community Manager and/or Assistant Manager. QUALIFICATIONS AND REQUIREMENTS: This position requires appropriate experience in on-site property management and demands certain things physically in order to be able to fulfill its purpose. EDUCATION/EXPERIENCE · High School Diploma, or general education degree (GED), · One to three months related experience, and/or training or equivalent combination or education and experience SKILLS/APTITUDES/COMPETENCIES Communication/Language · Ability to read and comprehend instructions, short correspondence and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients and other employees of the organization. Mathematical · Ability to add, subtract, multiple and divide on all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratio and percent and to draw and interpret bar graphs. Reasoning · Ability to solve practical problems and deal with a variety of concrete variable in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form. Physical · Stand and walk or sit alternately depending on specific needs of the day. Estimate 90% spent on feet and 10% sitting at desk · Have constant need (66-100% of the time) to perform the following activities: o Bend/Stoop/Squat File, pick up litter o Climb stairs Inspect & show property o Push or Pull Inspect & show property, open & close doors o Reach Above Shoulder Inspect property, store/retrieve supplies · Have frequent need (33-66% of the time) to perform the following activities: o Reading/Writing/Typing/Speaking Corporate, inter-office, resident communications o Grasping/Turning Telephone, doorknob use o Finger Dexterity Operating office equipment · Lifting/Carrying (paperwork, deliveries, files, miscellaneous): o Over 100 lbs. Occasional need (1-33% of the time) o 20-25 lbs. Occasional need (1-33% of the time) o Less than 20 lbs. Frequent need (33-66% of the time) o Under 10 lbs. Constant need (66-100% of the time Vision · Constant need (66-100% of the time) to complete forms, read and review reports and a wide variety of correspondence, view computer screen. Frequent need to see small detail · Constant need (66-100% of the time) to see things clearly beyond arm’s reach (inspecting & showing property, neighborhood surveys, etc.) Hearing/Speaking · Constant need (66-100% of the time) to communicate over the phone and in person with property owners, corporate & resident management, vendors and residents. · Ability to read, write & comprehend simple instructions, short correspondence and memos. Ability to speak effectively before groups. Driving · Frequent need (33-66% of the time) to utilize personal transportation to inspect surrounding neighborhood, visit the corporate office, and property related errands. · Must have valid driver’s license and auto insurance along with access to street legal, reliable transportation · Must be able to properly operate golf cart WORK ENVIRONMENT · 40 hours per week or whatever the community requirements demand.
