Huntsman are delighted to be supporting a long standing client who specialises in Prviate Sector Residential development in identifying a Repairs Project Manager responsible for ensuring vacant properties are refurbished for rental. This opportunity sits within the construction re-let department and you will be responsible for the snagging of both occupied and vacant properties in preparation for refurbishment works, which you will manage using pre-approved contractors. Responsibilities of the role include: • Undertaking pre-and post-inspections to residential properties., • Diagnosing the root cause of defects and planning a detailed schedule of works for any remedial works necessary., • Ensure works are carried out as agreed to spec, • Ensure qualitative standards are met and monitored within given time frames, • Enforce and ensure the company’s Health and Safety policy and safe working procedures are followed at all times., • Advise property managers on rechargeable items and counter-charges to be raised., • Advise on insurance claims, inspect where necessary, and provide appropriate reports, specifications and recommendations to senior management, • Check invoices for completed works for financial and quantitative accuracy before approving for payment, • Ensure that invoices for inferior or uncompleted works are not passed for payment, and that the contractor is instructed to return and make good as a matter of urgency., • Report any concerns over the performance of particular contractors to the line manager in time for corrective action to be taken. Experience Required • Familiar with residential building design and construction., • Strong building services and defect diagnosis skills., • Experienced in undertaking property condition surveys, analyzing the survey data and preparing reports., • Solid understanding of building trades as well as technical knowledge to support decision making., • Clear understanding of Health and Safety practices for the construction industry, including Construction Design and Management Regulations, CDM, and Housing Health and Safety Rating System, HHSRS., • Past experience with directing and working alongside contractors and subcontractors, • Have practical knowledge of issues relating to insurance claims and complaints., • Work flexibly as part of a team, which may require working out of hours., • Work at a fast pace, under time pressure, to produce excellent results across multiple concurrent running apartment projects., • IT skills including the ability to use Microsoft Word and Excel, • Be able to plan and prioritize as necessary to ensure the effective use of own time, • Be available at weekends, if needed, to carry out post-completion inspections. Candidates must be able to drive and own a vehicle; all mileage will be reimbursed. This role is based in London, with head office near to the City. You will be required in the office once per week with the rest of the time typically spent on site. Candidates will have ideally come from a trade / tools background and progressed into management.
