Business Development Representative - Smart Corporate Stays Location: Chesterfield (On-site, Full-Time) Salary: £30,000 base + commission OTE: Up to £50,000 Start: ASAP (Jan/Feb starts available) About the Business They are a fast-growing property management and franchise business on a mission to help 100 people become property millionaires within the next three years. They work with everyday people — graduates, career-changers, first-time investors — giving them the tools, training and support to build long-term wealth through property. The model is proven, highly profitable, and scaling nationally. Smart Corporate Stays generate hundreds of warm leads every month through property exhibitions, live events, training programmes and social media — and now we’re building a dedicated sales function to support that growth. The Opportunity We’re hiring two Business Development Representatives to join us at an exciting stage of growth. This is not cold outbound sales. You’ll be working with warm, engaged leads who already know our brand and have actively shown interest. Your role is to follow up, qualify, convert and support people through the front end of our funnel — from first conversation through to training or franchise sign-up. If you enjoy talking to people, building rapport, asking good questions and closing with confidence — this role gives you real responsibility, impact and earning potential. What You’ll Be Doing New Lead Conversion (majority of the role): • Calling and following up warm leads from exhibitions, events and social channels, • Generate new leads via social media platforms (LinkedIn, Facebook, Instagram, WhatsApp, etc.), • Booking 1-to-1 calls, free training sessions and paid programmes, • Confirming attendance ahead of events, • Converting interest into paid training and franchise onboarding, • Taking payments over the phone (including evenings/weekends when required) Events & Training Support: • Attending property exhibitions and training events, • Speaking with attendees, qualifying interest and booking next steps, • Following up post-event and updating systems Existing Customer Support (smaller part of the role): • Chasing late payments where required, • Informing customers of upcoming training or events What They are Looking For You might come from: • Sales, retail, hospitality, customer service or a conversion-focused role, • A background where you’ve had targets, KPIs or accountability You’ll be someone who: • Is confident on the phone and enjoys speaking to people, • Is organised, persistent and commercially minded, • Can ask for the sale and handle objections professionally, • Buys into a mission-led business, not just a job, • Is interested in property and investing (or wants to learn), • Has a strong “get it done” mentality Non-negotiables: • Willingness to work flexibly when required (some evenings/weekends), • Comfortable in a fast-moving, growing business, • Team player mindset — no “that’s not my job” attitude, • Full-time, on-site in Chesterfield, • Full UK driving licence Working Pattern • Core hours are office-based, but flexibility is essential, • Some events and onboarding calls happen evenings or weekends, • Weekend work is balanced with flexibility during the week, • This role is not strictly 9–5 Salary & Progression • £28,000 – £30,000 base salary (depending on experience), • Commission / bonuses on conversions, • Realistic OTE up to £50,000, • Clear progression as the sales team grows (future BDM roles) Why Join Us? • Predominantly warm leads — no cold calling from scratch, • A compelling, life-changing proposition to sell, • Real responsibility and visibility from day one, • Fast progression in a growing business, • Be part of a team genuinely changing people’s lives through property Hiring process There is a 3 stage hiring process: 1.
