Job Description Position Summary Wember is accepting resumes to fill a position for a Project Manager who is in the Douglas County, Colorado area on public sector projects (library, fire stations, police, schools). The candidate will oversee multi-million-dollar projects from initial planning through design to construction close-out and participate in business development support. The candidate will be integral to the project team, including the owner, architect, contractor, and various consultants. Job Description: Project Manager • Bachelor's Degree (Preferred), • Construction Experience: 10+ years (Preferred), • Project Management: 10+ years (Preferred) Job Requirements • Capable of Successfully Managing 3-4 Projects simultaneously., • AEC experience of 10+ years as an Architect, Engineer, General Contractor, and/or Owners Rep., • Use an established understanding of the design and construction industry to plan and communicate effectively., • Have the ability to travel. PMs will always need to be on-site for their projects., • Will need to clearly communicate and delegate tasks with other team members, including Assistant PMs at Wember., • Actively engage in training and growing the success of Assistant PMs at Wember. Technical Tasks • Ability to understand the client's goals and advocate for them., • Build and maintain relationships in a collaborative process., • Keep the owner informed on the status of the project., • Be the leader in establishing lines of communication with our project teams., • Be able to negotiate contracts on the owner’s behalf (and with their input), • Be familiar with all types of pay apps and be able to review and approve to mitigate the owner’s risk, • Feel confident in the design and construction process, make recommendations, and lead an owner through difficult decisions., • Be able to understand contracts and the implications of the different requirements fully., • Lead the procurement process for various project consultants. Help navigate the process, advise the Owner on important issues, and advise them on their selections., • Understand and manage the Entitlement process., • Understand and manage the Local Permitting process., • Review contract drawings and specifications., • Track an Architect and Contractor schedule to confirm compliance., • Create and be the master of the project budget., • Review and manage Contractor Change Proposals. Have industry knowledge to understand construction prices and the ability to negotiate when items are out of line with industry standards., • Build and manage a master project schedule., • Manage the VE process., • Understand and oversee the construction buyout process for all delivery types., • Review submittals to confirm they meet and Owner’s requirements., • Have sufficient construction knowledge to be able to walk a site for a field report and be able to point out any areas that don't meet industry standards or the contract documents., • Manage all project closeout requirements. Desired Credentials • Ability to work autonomously and as a team, • Good driving record and reliable vehicle, as much time will be spent attending meetings and construction sites, • Organizational skills, • Leadership, business, and entrepreneurial skills, • Software skills including Microsoft 365, Bluebeam, MS Word, Excel, and Microsoft Project, • Project experience with multi-million-dollar projects - public and/or private
