Job DescriptionSalary: $60,000 AYA Core Values: Take Agency - Be Authentic - Create Healthy Community - Foster Inclusion Position Summary: • The Property Maintenance personnel is responsible for ensuring AYA properties are maintained in a manner that is dignifying to youth and meets state, local and funder compliance requirements. The ideal candidate will have strong customer service experience and professionalism. Experience in property management or construction is a must. What you'll be doing in this role: • Facility and Grounds Project Mgmt, • Coordinates and assists in the renovation of newly acquired properties., • Maintains, Coordinates, and repairs the physical structures of residential and commercial buildings and maintains grounds., • Assist other departments or other staff and contractors when requested., • Picks up and/or delivers items from vendors or donors., • Furniture Assembly., • General Maintenance and Repairs, • Performs work orders in a safe and timely manner, which may include, in order of priority, emergency, on-call, make-ready, preventative, inspection, routine or resident request repairs., • Oversight of inventory and utilization of maintenance materials and supplies, operates and performs scheduled maintenance properly on all equipment., • Responsible for keeping the work area and tools clean and in order at all times., • Assists in keeping the property free of debris and rubbish at all times., • Tracks property expenses, leases, and maintenance schedules meticulously., • Shovels snow, removes ice, and applies ice melt to walks and driveways as conditions exist. Operates snow removal equipment to maintain parking lots, driveways, and sidewalks; applies ice melt to public passageways as needed. (Note: A landscape company maintains all of our properties, so this would be mainly assisting other AYA team members in making sure the properties are clear and safe. Also, make sure shovels and salt are present at each property), • Minor repairs and upkeep tasks, such as repairing fences, gates, walls, and walks; painting fences, stairs/stairwells, and outbuildings; maintaining and repairing ground equipment., • Safety and Compliance, • Inspects property for improvements and repairs and reviews with supervisor; immediately reporting unsafe conditions., • Maintain locks, keys, and secure access systems for properties., • Conduct and document routine fire safety checks, including extinguishers and emergency exits., • Ensure vendors are briefed on site safety protocols and that work aligns with AYA standards., • Create and follow a preventative maintenance schedule for all facilities and systems., • Track HVAC filters, smoke detector batteries, seasonal changes (e.g., salt in winter), and other recurring tasks., • Ensure all properties meet city rental certification requirements and pass inspections., • Schedule and coordinate required rental inspections with city officials., • Ensure properties meet various funders requirements (e.g. HUD, MSDHA, etc.) We expect you to bring • Education and/or Experience: High school diploma or General education degree (GED) and two or more years related experience and/or training., • Residential Builders License or HQS Certification or the willingness to obtain one or both., • Strong organizational and time management abilities., • Excellent communication skills for interaction with tenants, vendors, and staff., • Understanding of local, state, and federal housing regulations., • Familiarity with building systems, safety codes, and maintenance best practices., • Ability to perform basic repairs and manage vendor contracts for larger projects., • Proficient in property management software (e.g., Buildium) and general office software (e.g., Microsoft Office Suite and Google Workspace)., • Basic knowledge of property maintenance and repair tasks., • Ability to assess maintenance issues quickly and determine effective solutions., • Skilled at managing tenant concerns and resolving conflicts diplomatically., • Ensures compliance with property standards and regulatory requirements., • Valid Michigan drivers license, • Must be self-directed, capable of working independently, and be responsible for completing assignments in a realistic time frame., • Must have a reliable vehicle and be willing to transport hand tools, parts, and supplies during work hours. Must be willing and available to work on-call rotation as needed., • The employee is frequently required to stand; use hands to finger, handle, or feel and talk or hear. The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch, or crawl, and taste or smell. The employee must regularly lift and /or move up to 25 pounds, frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds., • While performing the duties of this Job, the employee is regularly exposed to moving mechanical parts and outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; extreme cold; extreme heat; risk of electrical shock and vibration. The noise level in the work environment is usually moderate. Bonus points if you have • Experience working with vulnerable populations, including individuals facing homelessness or with supportive housing needs., • Knowledge of trauma-informed care or similar approaches to tenant interaction., • Experience managing properties funded through HUD or similar housing programs (HQS Certification)., • Certification in property management (e.g., Certified Apartment Manager - CAM) or maintenance (e.g., HVAC, plumbing) is a plus., • Experience managing a team.
