POSITION SUMMARY: The Development Manager is responsible for managing a vertical development project throughout its lifecycle and for its ultimate handoff to Commercial Operations. The Development Manager runs the day-to-day productivity for a project from site feasibility through project stabilization and will be a key team member to lead underwriting, presentations, team oversight, city communication, IC communication, budgets and forecasts. The Development Manager will be assisted by Analysts and will receive guidance from Director's, VP's and EVP's. Key Responsibilities: • Project Management:, • Assist the project lead and oversee all phases of commercial real estate development projects, from feasibility analysis to project completion., • Develop and manage project schedules, budgets, and resources to ensure on-time, on-budget delivery., • Site Acquisition and Feasibility:, • Evaluate potential development sites., • Conduct site due diligence, market research, zoning reviews, and financial feasibility analyses to assess project viability., • Entitlements and Approvals:, • Secure all necessary permits and entitlements from local municipalities., • Manage relationships with government agencies, consultants, and other stakeholders to ensure compliance with local regulations., • Design Coordination:, • Collaborate with architects, engineers, and design consultants to finalize plans and specifications., • Ensure design meets both vision, brand and financial goals., • Construction Oversight:, • Partner with construction managers and general contractors during pre-construction and construction phases., • Monitor progress, address issues, and ensure adherence to quality standards., • Financial Oversight:, • Work with others to build and manage proformas, budgets, sensitivity analysis, and financial reporting., • Work with the Capital Markets team to secure funding and manage project cash flow., • Prepare monthly debt and equity draw requests., • Stakeholder Communication:, • Provide regular updates on project status and performance., • Organize, prepare and conduct Investment Committee presentations., • Risk Management:, • Identify project risks and develop mitigation strategies., • Ensure compliance with contracts, legal requirements, and industry standards., • Tenant Coordination:, • Engage with the Leasing Team to ensure tenant requirements are managed., • Work with Asset and Property Management to manage tenant improvement processes and ensure timely delivery of spaces and rent commencement. Qualifications • Education and Experience:, • Bachelor’s degree in real estate, architecture, engineering, construction management, or a related field., • Advanced degree (e.g., MBA, master’s in real estate) preferred., • Minimum 3 years of experience in commercial real estate development or a related field., • Technical Expertise:, • Proficiency in financial modeling, project scheduling tools, and design/construction software., • Strong understanding of real estate finance, construction processes, and local zoning laws., • Strong budget management and forecasting skills., • Leadership and Communication:, • Proven ability to lead multidisciplinary teams and manage diverse stakeholders., • Strong written and verbal communication skills for presenting to executives and external partners., • Analytical and Organizational Skills:, • Excellent problem-solving abilities and attention to detail., • Ability to manage multiple projects simultaneously in a fast-paced environment., • Industry Knowledge:, • Deep knowledge of the commercial office market and trends., • Familiarity with sustainability certifications (e.g., LEED, WELL) is a plus., • Soft Skills:, • Strong negotiation, interpersonal, and relationship-building skills., • Adaptability, organized and a proactive approach to problem-solving., • Collaboratively focused and professional presentation.
