Position Overview: As a Leasing Specialist, you will play a critical role in showcasing and leasing our diverse portfolio of residential and commercial properties to prospective tenants. This role, as opposed to some traditional leasing agent positions, is more than just answering questions and opening doors. The Leasing Agent role at Platinum Properties is expected to take pride in true, quality sales tact and should have a desire to continuously sharpen sales abilities. You should view yourself as, and strive to be a consummate sales professional. This role is the backbone of revenue generation for our assets, so your importance within the Platinum Properties ecosystem is paramount. Initially, a Leasing Agent will start out familiarizing themselves with all residential assets in the portfolio, understanding selling points, potential objections and avenues to handle them effectively, and market conditions impacting leasing efforts. The Leasing Agent’s day thereafter will consist mainly of unit tours in the Denver Metro area, and engaging with prospects both in person and over the phone or via written email/text communication. The Leasing Agent will eventually oversee all facets of leasing within the Platinum Properties portfolio, and will ultimately be responsible for garnering exceptional closing-ratios. Long-term, this role may become involved in the commercial/industrial arm of our business in varying capacities, and will generally be expected to “lead” our overall Leasing functions as our company continues to execute deals, evolve, and grow. There is a path to real estate licensure for the right person. Core Duties: • Effectively call, text, email and follow up with prospects, including warm leads, stale leads, and even potentially cold leads. Liaise and schedule showings, and keep booked tours organized. Communicate before showings to confirm appointments and after showings to gather feedback and convert applications., • Conduct physical unit showings using a high degree of sales acumen, personability, engagement, and generally provide an incredibly pleasant customer service experience while selling the physical unit/asset to the best of your ability., • Organize your time effectively day-to-day to adequately cover the 2 core, dual responsibilities of the role 1. Physical showings, 2. Engaging with leads to convert them., • Help guide applicants through the application process successfully., • Research and understand the market, including secret shopping at competing properties, and make recommendations to the office as far as insights on pricing, curb appeal items that need attention, etc., • Ultimately, LEASE UNITS! Core Requirements: • Valid Driver’s license and reliable transportation, • 2 - 3 years general job experience or significant extracurricular commitments (collegiate applicants involved in clubs, organizations, sport teams, etc. are encouraged to make mention of such experiences), • Bachelor’s degree preferred but not required, DOE, • Property management, real estate, or prior leasing experience strongly preferred, but not required, DOE, • Sales experience of any kind may apply to this role, and will be heavily considered, • Bilingual (English & Spanish) a huge plus, • You MUST be someone who is all of the following: proactive, organized, personable, communicative, coachable, humble, trustworthy, positive & joyful, hungry. Any deficiency in these areas is a FIRM non-starter., • High degree of time management and autonomy required, • Generally, the more you work in this role, the more capacity to earn you have. At a minimum, this is a 45 - 50 hour/week commitment. MUST be able to work 3 Saturdays per month (not necessarily full-day), and we are flexible to adjusting M-F schedule accordingly. As an EXAMPLE:, • TUE - FRI: 8AM - 6PM, • SAT: 9AM - 2PM, • SUN, MON: OFF, • 1 Saturday/month off, average of 45 hours/week. What do you get?: • Company Health Care Plan: 50% of premium paid, • Paid Holidays, Sick Time, PTO (14-days per year), • $60,000 - $80,000 1st year compensation estimate. We are flexible and are open to base salary + bonus comp plans, performance-based only, hourly + bonus, or other creative structures depending on what is appealing to the individual applicant.
