Property Manager Multi-site Food & Hospitality Property Portfolio | London & Cambridge | £55,000£65,000 per annum, depending on experience | Permanent | Full-time The opportunity We are looking for an experienced Property Manager to take full ownership of a growing multi-site property portfolio across London, Cambridge and future locations. Our businesses operate three distinctive food and hospitality concepts: Kimchee, our full-service Korean restaurant; Ichimaru, our udon grab-and-go concept; and Sushinoya, our sushi grab-and-go concept. Across the three businesses, we currently operate nine locations, with a further four openings planned over the coming months. Our property portfolio includes restaurants and food-to-go locations, Head Office, storage and project sites, with further locations and operational premises planned as the businesses continue to grow. This is a senior, hands-on property role combining commercial property and lease management, landlords, facilities and maintenance, statutory property compliance, contractors, budgets and CAPEX, refurbishments, fit-outs, new openings and property projects. The successful candidate will take operational ownership of the property function, reporting directly to the Managing Director and working closely with Operations, Finance, NPD, IT, Area and Site Managers and other key stakeholders. What youll be responsible for You will take responsibility for the day-to-day and longer-term management and performance of the property portfolio, including: Managing the multi-site property portfolio and maintaining accurate property and critical-date records. Monitoring lease expiries, break options, rent reviews, service charges, licences and other key property obligations. Acting as the principal operational contact for landlords and managing agents and coordinating landlord permissions and licences. Coordinating lease renewals, rent reviews, dilapidations and other property matters with Directors and external professional advisers. Overseeing planned preventative and reactive maintenance across all locations. Carrying out regular site inspections and ensuring property issues and remedial works are followed through to completion. Managing contractors, consultants and specialist suppliers, including scopes of work, quotations, performance, safety, quality and cost. Coordinating statutory property compliance, inspections, servicing, certification and remedial works. Managing property budgets, expenditure, utilities, business-rates matters, insurance matters and annual property CAPEX planning. Leading refurbishments, fit-outs, alterations and property improvement projects from scope and programme through to completion. Leading the property workstream for new sites and openings, including property assessments, landlord approvals, planning and building requirements, construction, commissioning, snagging, handover and operational readiness. Leading the property delivery of any future central production unit or other food-production premises. Providing clear reporting on property risks, critical dates, compliance, outstanding works, projects and expenditure. About you We are looking for an established Property Manager or multi-site commercial property professional with the experience and confidence to take ownership of a varied operational property portfolio. This is a property-led role and not solely a maintenance-management position. You will need to be equally comfortable dealing with landlords and lease obligations, property compliance and commercial matters as you are managing maintenance, contractors and projects. You should have: Demonstrable multi-site commercial property or property management experience. Experience managing a commercial property portfolio within restaurants, food-to-go, hospitality, retail, food production or another comparable multi-site operational environment. Good practical understanding of commercial leases, landlord and tenant responsibilities and critical-date management. Strong knowledge of planned and reactive maintenance, building services and statutory property compliance. Proven experience managing landlords, managing agents, contractors, suppliers and external professional advisers. Experience delivering refurbishments, fit-outs, property improvement works or new openings. Strong commercial judgement, budgeting and cost-control skills. Experience coordinating planning, licensing, landlord permissions and Building Regulations requirements for new openings, alterations or changes of use. Excellent organisation and prioritisation skills, with the ability to manage multiple sites, projects, deadlines and urgent operational issues. Clear communication skills and confidence working with Directors, operational teams and external advisers. Competence in Microsoft Office, particularly Excel, and confidence using property, maintenance or project-tracking systems. A full UK driving licence and willingness to travel regularly between London, Cambridge and future business locations. Particularly valuable experience It would be advantageous if you also have: Experience of commercial kitchens, extraction, HVAC and refrigeration. Experience delivering or operating a central production unit, central kitchen or similar food-production facility, including drainage/effluent, cold-chain and process-flow requirements. Experience coordinating lease renewals, rent reviews, dilapidations, acquisitions or disposals with professional advisers. A relevant property, facilities, surveying, building-services or construction qualification or professional membership, such as RICS or IWFM. IOSH, NEBOSH or another relevant health and safety qualification. Why join us?
