Job Description Role Summary The Maintenance Supervisor/Superintendent is responsible for the overall care, maintenance, safety, and efficient operation of a residential affordable housing community. This individual leads the on-site maintenance team and is accountable for preventive maintenance, unit turns, inspection readiness, regulatory compliance, and timely completion of work orders. The role is hands-on and requires strong leadership, follow-through, and the ability to stabilize and improve day-to-day maintenance operations. Key Responsibilities • Perform routine and advanced repairs including carpentry, painting, plastering, flooring, electrical work, and minor demolition., • Conduct routine and scheduled inspections of common areas and units (daily/weekly/monthly, move-ins, annual inspections) and document findings., • Develop, implement, and track preventive maintenance schedules for building systems and residential units., • Maintain building systems, including boilers, HVAC systems, plumbing, electrical, and life safety systems., • Ensure compliance with all applicable housing and regulatory agencies, including preparation for NSPIRE/REAC inspections., • Manage and oversee Handyman and Porter staff, ensuring work orders, preventive maintenance, and unit turns are completed efficiently and on schedule., • Lead and participate in apartment turns to ensure units are rent-ready within required timelines., • Maintain inventory of tools, equipment, appliances, and supplies., • Ensure common areas and exterior grounds are maintained to company standards., • Oversee garbage removal procedures and regulatory compliance., • Review, prioritize, and track maintenance requests to ensure timely completion and resident satisfaction., • Be available and reachable 24/7 for building emergencies (company phone provided). Requirements • Minimum 5 years of maintenance experience., • Minimum 2 years of supervisory or managerial experience., • EPA Universal Certification required. HVAC certification preferred., • Strong knowledge of electrical, plumbing, carpentry, painting, appliance repair, and safe use of power tools., • Experience overseeing and participating in apartment unit turns in a multifamily setting., • Ability to provide training, oversight, and performance feedback to maintenance staff., • Strong customer service and communication skills, with the ability to interact professionally with residents in a high-volume affordable housing environment., • Ability to manage multiple deadlines and shifting priorities., • Ability to diagnose and repair equipment in difficult-to-access areas., • Ability to manage maintenance operations within budget constraints., • Ability to lift up to 50 lbs., climb, bend, stoop, reach, and perform tasks requiring physical labor., • Experience developing and managing preventive maintenance schedules., • Experience preparing for NSPIRE or REAC inspections strongly preferred., • Experience with a skilled trade (HVAC, electrical, plumbing) is a plus., • High school diploma or GED preferred.
