Residents can choose from studio to three-bedroom apartments featuring quartz countertops, vaulted ceilings, and complimentary in-home cable and Wi-Fi. Community amenities include guest suites, sparkling pool, spa, fitness center, athletic court, and pet-friendly features. The community's location provides easy access to Pacific University, Forest Grove School District, and Tualatin Forest Grove Hospital. Position: Maintenance Supervisor Location: Forestplace Apartment Homes, 3802 Pacific Ave, Forest Grove, OR 97116 Schedule: Full-time, Monday through Friday, 9:00 am to 6:00 pm with an unpaid 60-minute meal break. Flexibility required for emergencies, on-call work, weekends, holidays, and evenings. Classification: Non-exempt position, eligible for overtime pay Pay Range: $26.00 – $31.00 per hour Bonuses: Eligible for monthly bonuses through Stratum’s Stabilized Incentive Bonus Plan. Cell Phone Stipend: $50/month or $600/year Housing Opportunity: Includes the option to live onsite with a 25% rental discount. Water, sewer, garbage, internet, and parking included. Key Responsibilities for a Maintenance Supervisor • Plan and assign work priorities in collaboration with the Property Manager, ensuring tasks align with team skills and are clearly communicated for timely completion., • Conduct daily inspections of the property, equipment, and completed work to ensure compliance with standards and address maintenance needs promptly., • Provide technical guidance and support to team members handling advanced or complex maintenance issues., • Identify, prioritize, and resolve maintenance needs, consulting with the Property Manager for vendor support when required., • Perform advanced repairs, including electrical, plumbing, carpentry, appliance repairs, flooring installation, and similar tasks., • Schedule and inspect vacant unit preparation to ensure timely turnover, coordinating with staff or subcontractors as needed., • Implement and oversee the preventative maintenance plan by conducting routine inspections and ensuring timely repairs., • Maintain accurate records of completed work, employee issues, and resident concerns using required forms and systems., • Supervise landscaping tasks performed in-house or by external vendors to ensure adherence to contracts and company standards., • Perform routine pool upkeep, including managing the pool filter, pump, and water testing to ensure compliance with health and safety standards., • Manage laundry coin operations, including emptying washer and dryer machines, replenishing the change machine., • Identify and manage supply needs, working with the Property Manager to remain within budget constraints., • Address minor disciplinary matters within the team and escalate significant issues to the Property Manager as necessary., • Foster a collaborative and supportive work environment to maintain team efficiency and morale., • Complete specialized repairs such as drywall installation, texturing, masonry work, and professional painting projects., • Ensure compliance with safety protocols, maintain organized workspaces, complete all required training by the designated deadlines, and attend all safety meetings., • Support the maintenance of common areas, including trash removal and ensuring overall tidiness., • Actively participate and assist with community events to support resident engagement and foster a positive living environment. Job Requirements for the Maintenance Supervisor • At least three years of experience in maintenance, preferably in multifamily property management., • Pool maintenance experience required. CPO certification preferred., • Valid driver’s license and reliable transportation., • Ability to lift up to 75 pounds., • Exceptional critical thinking and problem-solving skills., • Outstanding verbal and written communication skills., • Ability to delegate tasks, set priorities, and manage time efficiently., • Advanced skills in electrical, plumbing, carpentry, appliance repair, and painting. HVAC certification preferred., • Safe and effective use of power tools and thorough knowledge of cleaning techniques and janitorial products., • Ability to interact professionally and constructively with a diverse population., • Work effectively both independently and as a productive leader of a team., • Demonstrated ability to reliably follow instructions, observe rules, and maintain confidentiality., • Strong focus on details and precision in executing duties., • Ability to maintain stability and performance under periods of high stress., • Proof of auto insurance, current valid driver's license, and the capability to transport tools and equipment required for maintenance tasks. Required to drive a golf cart., • High school diploma or equivalent preferred., • Understanding of landlord/tenant laws, State and Federal Labor Laws, Fair Housing Laws, and a commitment to non-discriminatory practices., • Must be able to pass a background check and participate in E-Verify. Physical Requirements This position requires regular physical activity, including standing, walking, stooping, bending, twisting, crouching, and climbing stairs or ladders up to six feet. Employees must be able to lift and carry up to 75 pounds, move heavy equipment, and use hand and power tools. The role involves repetitive motions of the hands, fingers, and wrists, and requires sufficient hearing, motor skills, and coordination to safely operate equipment and perform job tasks. Work may be performed in confined spaces, outdoors in all weather conditions, and may involve exposure to chemicals, machinery, and electrical components.
