ALTERNATE TITLE(S): Maintenance Tech, Maintenance Technician, Maintenance, Handyman DIVISION: Operations DEPARTMENT: Facilities Management UNIT: Carpentry CLASSIFICATION: W-2 hourly or 1099 hourly. Full Time COMPENSATION RANGE: $15.00 - $35.00 per hour commensurate on experience, education and credentials. Benefits also include paid time off, medical / dental / vision insurance premium support, retirement benefits. WORK SCHEDULE: Up to 40 hours per week as scheduled by the supervisor and on call as needed ANTICIPATED TRAVEL: 50% of the time. You will use a company vehicle. There is no additional compensation for travel. ACCOUNTABLE TO: Operations Manager SUMMARY OF POSITION RESPONSIBILITIES: We are seeking a licensed and experienced Carpenter to support construction, repair, and maintenance projects across residential and commercial properties in the Baltimore area. This part-time role offers flexible hours and is ideal for a skilled tradesperson seeking project-based work or supplemental hours. The Carpenter will be responsible for performing general and specialized carpentry tasks, ensuring that all structures, fixtures, and finishes meet safety, quality, and aesthetic standards. Work may include emergency repairs, scheduled renovations, and capital improvement projects, in coordination with maintenance and property services teams. SCHEDULED DUTIES & RESPONSIBILITIES: • Construct, install, repair, and maintain wooden structures such as framing, doors, windows, walls, staircases, cabinetry, and molding., • Perform drywall installation and finishing, trim work, and interior/exterior repairs., • Operate hand and power tools safely and effectively., • Read blueprints, drawings, and technical instructions to determine project specifications., • Inspect completed work to ensure compliance with local building codes and safety regulations., • Collaborate with other trades (e.g., plumbing, electrical) during multi-scope projects., • Assist supervisor with work-related requests., • Responsible for following regulations of COMAR, CARF, any other regulatory body, and company policies/procedures related to service delivery and documentation and co-facilitating orientation of all new hires to these as well., • Support the maintenance of a safe environment by participating in training and drills as requested., • Maintain confidentiality of records relating to clients treatment., • Participate in external and internal audits/surveys (CARF/CSA/OHCQ) as directed by the supervisor., • Work is performed indoors and outdoors, in various weather conditions., • May be required to work evenings, weekends, and holidays as needed., • Exposure to potentially hazardous materials, heights, and tight spaces., • Minimum 3 years of experience in residential and/or commercial carpentry., • Strong knowledge of construction techniques, tools, equipment, and materials., • Reliable transportation and own tools., • Ability to work independently and troubleshoot on-site challenges., • Must carry or be willing to obtain general liability insurance (if 1099)., • Experience in multi-unit housing, affordable housing, or supportive housing settings preferred., • Valid drivers license and reliable transportation., • Maryland Home Improvement Contractor (MHIC) license or similar credential is highly preferred., • OSHA 10 or OSHA 30 certification is a plus.
