Job DescriptionPosition Summary Reporting to the Maintenance Manager or designee, the Foreman supervises a workforce of unskilled, semi-skilled, and skilled employees. The Foreman manages the day-to-day operations, ensuring that work is done safely, efficiently, and to the requisite standard. Responsible for ensuring the completion of repairs and the overall general maintenance of the assigned property. The foreman creates a professional working atmosphere, motivating workers to perform at their best. Demonstrates strong cognitive ability in assessing and evaluating problems. Must be a working foreman. Key Duties/Essential Job Functions • Issue oral and written instructions to maintenance staff for the performance of daily maintenance tasks, i.e., seasonal yard work/landscaping, grounds cleaning, painting, masonry, plumbing, carpentry, electrical repairs, maintenance of the heating system, and any other non-routine maintenance and repair service as may be required., • Confer with the Manager of Maintenance and Housing Manager regarding specific problems that may arise and offer recommendations for remedial actions., • Inspect janitorial stations to ensure that janitorial staff perform their duties as specified in their job description and per the work schedule., • Maintain all required maintenance records, including materials used and time spent by staff to complete assigned tasks., • Supervise the operation, maintenance, and care of various Housing vehicles and equipment., • Maintain inventory of all tools, equipment, materials, and consumable supplies. Submit purchase requests for all needed supplies as prescribed by the Site Manager., • Assist with routine apartment inspections when requested., • Perform hands-on instructions to the maintenance personnel., • Assign skilled staff for weekends and callbacks., • On-call twenty-four hours in case of emergency. Complete paperwork within three (3) working days. Complete non-emergency work orders on an average of 25 days., • Develop a work schedule for all complex maintenance staff and monitor weekly productivity., • Document maintenance personnel performance and maintain standard records of staff assignments. Approve maintenance staff's weekly timecard and personal/vacation leave requests., • Maintain and report on weekend stock room at Harborview Towers., • Assist in the completion of work orders as needed.
