Job Description The Maintenance Assistant is responsible for performing routine maintenance and repairs across the facility to ensure a safe, efficient, and welcoming environment. This role involves responding to maintenance requests, conducting inspections, and assisting in various tasks to support the overall upkeep of the building and grounds. Education/Licensure/Certifications Requirements: Minimum requirements include the following: • High school diploma or equivalent, preferred, but not required., • Minimum three (3) years’ experience in a maintenance/plant related position., • Previous experience in a Skilled Nursing Facility, or Long-Term Care Facility preferred, but not required., • A working understanding electrical systems, HVAC systems, and various mechanical and architectural systems., • Valid driver’s license and if necessary, ability to obtain a CDL license to assist with transportation of residents Essential Job functions: • Performs general maintenance of the property including grounds and physical plant including but not limited to:, • Painting, chipped, faded or scheduled areas, • Basic plumbing such as fixture repair/replacement to avoid water damage,, • Basic carpentry such as handrail repair, dresser drawer pull repair, • Window, wall repair, • Call system repair, • Light fixture repair, • Electrical switch plate, outlet cover repairs, • Replace light bulbs, • Heating/cooling and general wiring repair. (note if special certifications are required), • General equipment repair, • Mowing, weed control, • Debris removal, • Flower bed(s) upkeep, • Pressure washing outside of the facility, • Painting of exterior facility as assigned, • Maintains working list of all medical equipment in the facility and service/repair records., • Performs preventive maintenance on medical equipment in the facility., • Follows manufacturer’s specifications regarding repair and preventive maintenance of medical and other equipment in the facility., • Checks maintenance request logs multiple times daily and performs follow-up., • Communicates with maintenance director if not able to properly repair item as needed of repair to obtain external assistance when necessary., • Rounds daily multiple times a day on his/her designated unit(s) to identify and proactively address areas in need of repair., • Ensures the provision of a safe environment of care is maintained by completing self-identified and assigned maintenance tasks timely., • Follows facility’s Fire Safety program, complies with the 2012 version of the Life Safety Code and Health Care Facilities Code. This includes but is not limited to required fire drills, training on the facility’s fire safety plan, safe use of oxygen, electrical safety as designated by the facility Maintenance Director., • Complies with OSHA standards. Some of OSHA’s required trainings overlap with fire safety requirements. Additional required training may include but is not limited to those related to reporting of work-related incidents, bloodborne pathogens-hazardous waste removal, hazard communication, personal protective equipment, and ergonomics., • Assists the Maintenance Director with the development and implementation of the facility’s Emergency Preparedness Plan. A training program must reflect the risks identified in the facility’s risk assessment so that staff can demonstrate knowledge of emergency procedures. Drills and exercises are required to test the effectiveness of the training., • Assists the Maintenance Director with development and implementation of the facility’s Life Safety Code compliance plan., • Tracks and maintains receipts of materials approved for purchase and receipts and provides timely to Maintenance Director of cost management purposes., • Completes additional tasks as assigned and within scope of practice and ability., • Treats all residents with dignity and respect. Promotes and protects all residents’ rights., • Establishes a culture of compliance by adhering to all facility policies and procedures. Complies with standards of business conduct, and state/federal regulations and guidelines., • Follow appropriate safety and hygiene measures at all times to protect residents and themselves., • Ability to read, write, speak and understand the English language., • Must be a supportive team member, contribute to and be an example of teamwork., • Ability to make independent decisions when circumstances warrant such action., • Ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel and the public., • Must have patience, tact, and willingness to deal with difficult residents, family and staff., • Must not pose a threat to the health and safety of other individuals in the workplace., • Must be able to move intermittently throughout the workday., • Meets general health requirements according to facility policy, including medical and physical exams and checking immunity status to various infectious diseases., • Ability to work beyond normal working hours and on weekends and holidays when necessary. May be subject to call back for emergencies., • Ability to assist in evacuation of residents during emergency situations., • Ability to bend, stoop, kneel, crouch, perform overhead lifting and perform other common physical movements as needed for the position., • May be subject to falls, burns from equipment, and/or odors throughout the day; encounter reactions from dust, tobacco smoke, disinfectants, and other air contaminants., • Subject to exposure to infectious waste, diseases and/or conditions which include AIDS, Coronavirus, Hepatitis B, and Tuberculosis., • May be subject to hostile or emotional residents, family members, visitors or personnel., • Ability to read and interpret blueprints and building codes., • Ability to observe, listen and communicate effectively., • Proficiency in computer skills and working knowledge of current PC applications, including but not limited to Microsoft Office and Google Chrome., • Ability to cope with the mental, emotional and physical stress of the position., • Works in all areas throughout the facility. Working Conditions: Physical Effort: Must be able to remain standing most of the working hours; must be able to lift to 60 lbs. Maximum (infrequently) and 50 lbs. (frequently) with proper body mechanics and techniques. Stooping, stretching, bending, and pushing do occur when performing duties. Physical Environment: Must be aware of total working area; must know location of all equipment and safe use of same; a preference for working with things and objects and for performing routine, organized tasks; adaptable to work that involves ability to perform repetitive duties under specific instructions. The ability to work is inside and outdoors during inclement weather conditions. Ability to tolerate varying temperatures in hot/cold and/or wet environments. Sensory Attention: Manual dexterity and motor coordination are required to handle equipment efficiently and to work with various chemicals and cleaning supplies. Mental Stress: Must be able to work in a repetitive manner; must be able to handle emergencies which may occur, must be able to keep control of self and fellow employees; must be able to communicate with all disciplines and use good interpersonal skills when handling complaints from residents, families, and staff.
